Areas we cover

Areas we cover in Westminster

Postcode areas: W1, W2, W9, WC2, SW1, NW8, NW1.

Mayfair

Grand Georgian townhouses and garden squares in W1, inside the Congestion Charge zone. The houses carry many rooms and bathrooms onto one report, and original panelling, cornicing and sash windows all need detailing, so we allow extra time and plan central access for a move-out clean.

Marylebone

Period mansion blocks and stucco terraces off Marylebone High Street in W1. Mansion-block flats bring high ceilings, deep cornicing and tall sash windows that an inventory clerk works through carefully, so we set aside extra hours and arrange parking near the building.

Soho

Dense W1 flats above the shops, fully inside the Congestion Charge zone. The flats are compact but detailed, with the kitchen oven and bathroom limescale carrying the report, and tight loading access plus the charge zone mean we plan the route before the team starts.

Pimlico

Cubitt stucco terraces in SW1 alongside the large Churchill Gardens council estate. Check-outs swing between period terrace detailing and ex-council flats, where carpet wear and communal stairwells feature, so we scope which stock the flat sits in before booking the slot.

Victoria

SW1 mansion blocks and newer flats around Victoria station. The period mansion flats bring cornicing and sash windows, while the modern flats turn on chrome and glass limescale and integrated ovens, so a check-out depends on the building, and central access needs planning.

Belgravia

White stucco terraces and garden squares in SW1 with ornate cornicing. These large homes put many rooms and bathrooms on one inventory, and the deep cornicing, shutters and tall sash windows all need careful detailing, so we budget extra time for a move-out clean.

Paddington

W2 mixing period conversions with the glass-fronted Paddington Basin new-builds. The conversions bring sash windows and carpets onto the report, while the new-build flats hand back on chrome and glass limescale and integrated ovens, so we confirm the property type and access first.

Maida Vale

W9 defined by red-brick Victorian and Edwardian mansion blocks. These mansion-block flats carry high ceilings, deep cornicing and tall sash windows that an inventory clerk works through slowly, so we allow extra time and sort parking near the building beforehand.

St John’s Wood

NW8 mix of villas, mansion flats and period conversions. The villas and conversions put more rooms and original features onto the inventory, while the mansion flats add cornicing and sash windows, so we plan a longer visit and arrange access ahead of a move-out clean.

St James’s

An historic SW1 district between Piccadilly and The Mall, with grand period buildings and a small number of flats. Original panelling, cornicing and sash windows draw a clerk’s eye, and the central setting means we plan the route and loading access before the team arrives.

End of tenancy cleaning in Westminster from £156, cleaned to the check-out report the managing agent uses. Free 48-hour re-clean if it flags our work.

The one borough with no visitor permit at all

Westminster does not run a visitor permit scheme. There are no resident-visitor vouchers to set up and nothing for you to arrange, because visitors use the pay-to-park bays and pay by app (RingGo, PayByPhone or JustPark) or with a paper parking card from a Westminster library.

What the council does run is a trades permit, from about £20.90 a day, which lets a working vehicle sit in a pay-to-park or shared-use bay and in a residents’ bay until 17:30. For a full-flat clean that is usually the sensible option, and we sort it our end. You arrange nothing.

The other thing to plan for is the Congestion Charge. Much of central Westminster sits inside the zone, £18 a day since 2 January 2026 and now payable by electric vehicles too, and the whole borough is inside the ULEZ. Neither appears on your quote. Both matter if you are booking a removal van the same day, so tell us the address and we plan arrival around it.

Mansion blocks, stucco terraces and Church Street

Westminster is mansion blocks and period flats more than carpets and conversions, and that changes the clean. The purpose-built blocks around Marylebone, Pimlico and Maida Vale tend to have parquet or hardwood floors and older galley kitchens, so the deposit turns on floor marks, oven grease and limescale in period bathrooms rather than carpet wear.

The grand stucco terraces and garden squares in Belgravia and Pimlico add ornate cornicing and picture rails that hold dust up high, while the newer serviced apartments and glass-fronted flats are all about smears on floor-to-ceiling glass and the integrated appliances. There is also real ex-council stock, around Church Street and Churchill Gardens, where it is back to heavy oven and bathroom work and rather more hours in the kitchen.

Parquet and hardwood floor marks in the Marylebone and Pimlico mansion blocks
Limescale and staining in period bathrooms
High-level dust on cornicing and picture rails in the Belgravia and Pimlico terraces
Smeared floor-to-ceiling glass in the serviced and new-build flats
Heavy oven and bathroom work in the Church Street and Churchill Gardens estates

Parquet is buffed, never steamed

A lot of Westminster flats are parquet or hardwood rather than carpet, and that changes both the method and the bill. Parquet is cleaned and buffed. Steam and standing water lift the blocks and swell the timber, which is a far bigger deduction than a dull floor ever was, so nobody should be steam-cleaning it and we will say so if anyone suggests it.

We factor the floor work into the price rather than adding a carpet charge that does not apply to your flat. Where there are carpets, they are vacuumed as standard and deep-cleaned as an add-on when the inventory logged them cleaned at check-in.

Marsham Street agents run an itemised check-out

Westminster lettings often run through managing agents on long leases, and the check-out is usually an itemised report, agents like Winkworth on Belgrave Road, Garton Jones on Marsham Street and Jackson-Stops on Sussex Street all work that way. We clean against the report line by line: the floors and cornicing in the mansion flats, the glass in the new-builds, the oven and bathrooms throughout.

Send over the check-out report or the check-in inventory and the team cleans to what it lists.

Westminster prices sit at or below the local rate

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean.

Westminster quotes tend to run a little dearer than outer London. You’ll see studios from around £150–£156 and three-beds at £265 and up, so our band sits at or below the local going rate, and there is no loading for a W1 or SW1 postcode.

We confirm the figure before you book.

If the report later flags something we cleaned, we come back within 48 hours, free. We’d rather return and put it right than have you argue it with a clerk.

FAQ

Common questions

Westminster has no visitor permits. So where does the van go?

Into a pay-to-park bay as near the door as we can get. Westminster is the one borough with no resident visitor voucher scheme at all, so trades pay by the hour through RingGo, PayByPhone or JustPark, or with a paper parking card from a Westminster library. We build that into the job and you arrange nothing.

The flat has parquet throughout. Will you steam-clean it?

No, and you should not let anyone. Parquet and hardwood are cleaned and buffed, because steam and standing water lift the blocks and swell the timber, which is a far bigger deduction than a dull floor. We factor the floor work into the price rather than adding a carpet charge that does not apply.

Does the Congestion Charge go on my bill?

No. Much of central Westminster sits inside the zone at £18 a day and the whole borough is inside the ULEZ, but neither appears on your quote. It matters if you are hiring a removal van the same day, which is why we ask for the address up front and plan arrival and loading around the timings.

Do the Churchill Gardens and Church Street flats need a different clean?

They need more hours on the kitchen and bathroom. Those are proper ex-council blocks with older fittings, so it is heavy oven work and staining rather than the cornicing and floor detail you get in a Belgravia terrace. We cover W1, W2, W9, NW8, SW1 and WC2 on the same fixed band either way.
