Areas we cover in Brent
Postcode areas: NW2, NW6, NW9, NW10, HA0, HA9, HA3.
- Wembley
Home to Wembley Stadium and Arena, with HA9 and HA0 housing a mix of interwar semis and newer flats. Event-day road closures shape when the team can park, so we plan vans around the fixture list, and the older ovens in the family houses take the longest part of a move-out.
- Wembley Park
London’s second-largest build-to-rent district, with Quintain’s 7,000-plus flats clustered by the stadium. These managed blocks hand back on limescale on chrome and glass and on the integrated ovens; they also run strict check-out windows, so we book the loading bay and concierge slot well ahead.
- Kilburn
The High Road (A5) is the Brent and Camden boundary, lined with NW6 Victorian terraces. Most are carved into conversion flats let to sharers and young professionals, so a check-out means several rooms plus a shared kitchen and bathroom on one inventory, with limescale the clerk’s first stop in the bathroom.
- Willesden
Edwardian terraces and conversions around Willesden Green in NW10 and NW2. Original sash windows, cornicing and timber floors all get itemised on the inventory, so we set aside extra time for the period detail, while the converted flats turn on a sharp kitchen and bathroom for the report.
- Harlesden
Victorian terraces near Willesden Junction, which sits on both the Bakerloo line and the Overground in NW10. High tenant turnover here means frequent check-outs, often sharer houses, so we book early and work the full terrace list of oven, internal windows, skirtings and carpets, room by room.
- Neasden
Built around the BAPS Shri Swaminarayan Mandir, the Neasden Temple, with mostly interwar semis and terraces in NW10 and NW2. The family houses mean more rooms and a second bathroom to bring up to report standard, and London’s hard water leaves limescale on the taps and kettle that a clerk checks first.
- Kingsbury
Interwar suburban semis off Kingsbury Road in NW9, on the Jubilee line. The bay-windowed houses have more floor area and original windows than a modern flat, so a move-out covers more rooms and the detailing takes longer; limescale on the bathroom fittings is where the hard water shows.
- Cricklewood
Mixed terraces in NW2 straddling Brent, Barnet and Camden. A large rented share means regular check-outs, plenty of them converted flats, so a clean here runs the terrace list with the oven and the bathroom limescale carrying most of the report and the parking sorted in advance.
- Kensal Green
Grand terraces near Kensal Green Cemetery in NW10, on the Bakerloo line. Many are split into period conversion flats with sash windows, deep skirtings and ceiling cornices, all detail a clerk works through slowly, so we budget the extra time rather than rushing a standard flat turnaround.
- Alperton
An HA0 ward beside the Grand Union Canal on the Piccadilly line, with newer flats among the older stock. The recent blocks hand back on limescale on chrome and glass and on the integrated oven, so the kitchen and bathroom take priority and a loading slot is worth booking for a full move-out.
End of tenancy cleaning in Brent from £156, from the Wembley Park build-to-rent flats to the Kilburn and Willesden terraces, with a free 48-hour re-clean if the check-out flags our work.
Wembley build-to-rent checks out hard
Wembley Park is now one of the biggest build-to-rent sites in the country, thousands of professionally managed flats, and build-to-rent landlords check out hard. The inventories are detailed and the standard is high, because the same flat gets re-let quickly. In those flats the deposit turns on hard-water marks: limescale on the glass shower screens and chrome, and the film inside the integrated oven.
The rest of Brent is older and more mixed. The Victorian and Edwardian terraces and conversions through Kilburn, Willesden and Kensal Green are carpet wear and sash windows; and Brent has a lot of licensed shared houses, where the check-out is oven grease, shared-kitchen build-up and, in the more crowded lets, mould and condensation on the sealant. We clean to whichever Brent you’re in.
- Limescale on glass and chrome in the Wembley Park build-to-rent flats
- Oven grease and shared-kitchen build-up in the licensed HMOs
- Carpet wear and sash windows in the Kilburn and Willesden terraces
- Mould and condensation marks on sealant in crowded lets
What it costs in Brent
A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on.
Local quotes range from budget studios around £130 up to a quoted average of £343 for a typical Wembley clean. Our band is fixed per size, with any add-ons listed up front. The job that pushes the price is the shared house: a licensed HMO with several rooms and a shared kitchen is bigger than its bedroom count suggests, so tell us the rooms and bathrooms and we’ll price it properly.
Fixed band, middle of the market.
Parking, and Wembley event days
Much of Brent is controlled parking, and visitor parking is electronic through RingGo, nothing in the windscreen, just a session booked against the van’s registration, with all-day cover available. Scratchcards went years ago.
The thing that catches people out here is Wembley Stadium. On event days a protective parking scheme locks down the streets around the stadium for hours, so if your move-out lands on a match or concert day around HA9, the van simply can’t get near. Book the clean for a non-event day if you possibly can, and tell us the date so we can check. The whole borough is inside the ULEZ.
We clean to the report
Brent lettings run through agents like Daniels and Empire Estates around Willesden Green and Ashfield over toward Neasden and Wembley, and a check-out is an itemised report, stricter again in the managed Wembley Park blocks. We follow it through the property: the glass and oven in the new flats, the carpets and sash windows in the terraces, each room in a shared house.
Send the check-in inventory or the check-out report with your details and we clean to it.
