Areas we cover in Berkshire

Postcode areas: RG, SL.

  • Reading

A Thames Valley town in RG1 to RG6 with the University of Reading, so older terraces are often split into student and sharer lets. A check-out here can mean several bedrooms plus a communal kitchen and bathroom on one report, and the hard water leaves limescale a clerk marks fast.

  • Slough

An SL1 to SL3 town with a large trading estate, sitting outside the ULEZ, with terraces and newer flats. The hard water leaves limescale on bathroom fittings, and many lets are shared houses, so the wet rooms and several bedrooms set the timing on a hand-back.

  • Bracknell

A Thames Valley town in RG12 and RG42 near the tech employers, mostly post-war estates and newer flats. The hard water leaves limescale on chrome and glass, and new-builds carry integrated ovens, so those points lead the inventory while we sort estate parking.

  • Maidenhead

A Thames riverside town in SL6 on the Elizabeth line, with period houses and newer riverside flats. The hard water leaves limescale on bathroom fittings, and the new flats add glass screens to check, so the wet rooms and the oven carry the move-out clean.

  • Windsor

A Thames-side town in SL4 with tourism, affluent housing and period homes near the castle. Larger and older houses mean more rooms and sash windows to detail, and the hard water leaves limescale on taps, so the wet rooms and the windows set the pace.

  • Newbury

A West Berkshire town in RG14, home to Vodafone’s HQ, with period terraces and newer commuter estates. The hard Kennet-valley water leaves limescale on bathroom fittings, so shower screens, taps and the oven carry the inventory at check-out.

  • Wokingham

An affluent commuter town in RG40 and RG41 with period houses and newer family estates. More rooms and bathrooms mean longer on the report, and the hard water leaves limescale on taps, so the extra wet rooms and the oven set the timing on a hand-back.

  • Woodley

A residential Reading commuter suburb in RG5, mostly post-war semis and newer estate housing. The hard water leaves limescale on bathroom fittings, the clerk’s first stop, so shower screens, taps and the oven lead the move-out clean here.

  • Earley

A Reading suburb in RG6 near the university campus, with a strong student and sharer share. A check-out often means several bedrooms plus a shared kitchen and bathroom on one report, and the hard water leaves limescale a clerk flags quickly.

  • Thatcham

A Kennet-valley market town in RG18 and RG19 with period cottages and newer commuter estates. The hard water leaves limescale on bathroom fittings, and new-builds add integrated ovens, so the wet rooms and the oven carry the inventory at hand-back.

  • Caversham

A Reading suburb in RG4 across the Thames, with Edwardian villas and period terraces. Sash windows and timber detail take time on the inventory, and the hard water leaves limescale on taps, so the wet rooms get a longer, careful pass at check-out.

  • Tilehurst

A western Reading residential suburb in RG30 and RG31, mostly interwar and post-war semis. Family homes carry several rooms to cover, and the hard water leaves limescale on taps, so the kitchen and bathrooms take the bulk of a move-out clean.

  • Ascot

An SL5 town with a famous racecourse and affluent rental stock, from large houses to newer flats. Bigger homes mean many rooms and several bathrooms on the report, and the hard water leaves limescale on taps, so the wet rooms and the oven take the most time.

  • Sunningdale

An affluent commuter village in SL5 near Wentworth golf, with large detached houses on leafy roads. More rooms and bathrooms mean longer on the report, and the hard water leaves limescale on fittings, so the wet rooms set the pace at check-out.

  • Sandhurst

A GU47 town, home of the Royal Military Academy, with post-war family housing and newer estates. The hard water leaves limescale on bathroom fittings, the clerk’s first check, so shower screens, taps and the oven carry the inventory on a hand-back.

  • Crowthorne

A wooded commuter village in RG45 near Wellington College, with interwar and post-war family homes. The hard water leaves limescale on taps and screens, so the kitchen and bathrooms carry the clean, and family homes add several rooms to cover.

  • Twyford

A rail commuter village in RG10 near Reading, with period cottages and newer estate housing. The hard Thames-valley water leaves limescale on bathroom fittings, so shower screens, taps and the oven lead the inventory at check-out.

  • Eton

An SL4 village home to Eton College, on the Thames opposite Windsor, with period and listed houses. Older stock means careful detailing of sash windows and woodwork, and the hard water leaves limescale on taps, so the wet rooms take a longer pass.

  • Hungerford

An antiques market town in RG17 on the Kennet, with period cottages and older terraces near the high street. Sash windows and timber detail add to the inventory, and the hard water leaves limescale on taps, so the kitchen and bathrooms take a careful pass.

  • Pangbourne

A Thames-side West Berkshire village in RG8 with period houses and larger family homes. More rooms and bathrooms mean longer on the report, and the hard water leaves limescale on fittings, so the wet rooms and the oven set the timing at check-out.

  • Theale

A West Berkshire village in RG7 near the M4, with period cottages and newer commuter housing. The hard water leaves limescale on bathroom fittings, the clerk’s first stop, so shower screens, taps and the oven carry the move-out clean here.

  • Wargrave

An affluent Thames-side commuter village in RG10 with period houses and larger family homes. Bigger homes mean many rooms and several bathrooms on the report, and the hard water leaves limescale on taps, so the wet rooms and the oven take the most time.

Berkshire end of tenancy cleaning from £156 by End of Tenancy LTD, from the Reading and Slough shared houses to Royal Windsor, with a free 48-hour re-clean if the check-out flags our work, and no ULEZ.

Shared houses, students and Royal Windsor

Berkshire is a county of contrasts strung along the M4. Slough has one of the highest shares of shared houses and HMOs outside London, and Reading adds a big student-let market around the university, so a lot of our work here is multi-room houses where the deposit turns on heavy oven and kitchen grease and carpets worn by a run of tenants. At the other end are Windsor, Maidenhead and Ascot, where the homes are higher-value and the finish expected is finer.

The water is hard across the east of the county, Reading sits on chalk and the Thames Water supply is hard, around 290 mg/l, so limescale on the taps and shower glass is a deduction here too. We match the clean to which Berkshire you’re in.

  • Heavy oven and kitchen grease in the Slough and Reading shared houses
  • Oven and carpet wear in the student lets around the university
  • Higher-finish detailing in the Windsor, Maidenhead and Ascot homes
  • Limescale on taps and shower glass, east Berkshire is hard-water chalk

What it costs in Berkshire

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on, and shared houses are priced on the rooms.

Local quotes run from about £125 for a small flat to £370-plus for a bigger house, so our band is in line. The job that climbs is the Slough or Reading shared house (several rooms, a shared kitchen that has done a hard year) so tell us the room and bathroom count and we price on that, not the bedrooms.

No ULEZ, no postcode premium.

Parking, and no ULEZ or Clean Air charge

Two practical points for Berkshire. Parking is mostly easy (it is a county of driveways and unrestricted streets, with controlled zones really only around Reading’s centre and university) and it is split across six unitary councils, so where a town-centre permit is needed we sort it for the right one. And there is no congestion-style charge at all: Berkshire is outside the London ULEZ, and neither Reading nor Slough runs a charging Clean Air Zone, so a van pays nothing locally.

Tell us the town and address when you book and we plan around it.

We clean to the report

Lettings across Berkshire run through agents like Haslams in Reading, Romans across the county and Prospect in Reading town centre, and a check-out is usually an itemised clerk’s report. We work it through, top to bottom: the oven and shared kitchen in the Slough and student houses, the limescale in the hard-water east, the finer detail in the Windsor homes.

Forward the check-out report or the check-in inventory and that report is the brief.

Commuter churn and corporate lets: how we work the Berkshire turnaround

Berkshire moves on a tight clock. Reading is the western terminus of the Elizabeth line, with more stops at Twyford, Maidenhead, Slough and Langley, and the fast GWR train reaches London Paddington in about 22 minutes, so the county runs as a commuter belt where tenancies turn over quickly and a check-out date rarely shifts. We book to that deadline, not to a vague week, and we send the team in the window between your check-out and the next tenant’s check-in.

The other half of the work here is the corporate let. The Thames Valley tech corridor (Microsoft and Oracle at Thames Valley Park near Reading, the Bracknell and Wokingham business parks, employers along the M4 and M3) runs on 12 to 24-month relocation tenancies, often furnished or part-furnished, and the tenant has frequently already left the area or the country by check-out day. That is fine: we work from the check-out report and coordinate with whoever holds the keys, the agent or the relocation company, so the clean still happens to standard with nobody on site. The finish carries our free 48-hour re-clean if the check-out flags our work.

  • Booked to your check-out date, slotted before the next tenant’s check-in
  • Remote-friendly: we take the keys from the agent or relocation firm if you have already moved on
  • Furnished and part-furnished corporate lets cleaned around the inventory’s contents
  • One booking covers the county’s six unitary council areas, Reading to Slough to Newbury

FAQ

Which parts of Berkshire do you cover?

Across the county, the RG and SL postcodes, from Reading and Slough to Windsor, Maidenhead, Bracknell, Newbury, Wokingham and Ascot. Send your postcode to confirm the earliest slot.

Is there a ULEZ or Clean Air charge in Berkshire?

No. Berkshire is outside the London ULEZ, and neither Reading nor Slough operates a charging Clean Air Zone, so a van pays nothing locally, only if it drives into London. Worth knowing if you’re hiring a removal van.

It’s a shared house, how do you price it?

A Slough or Reading HMO has more rooms, bathrooms and kitchen grease than its bedroom count, and the rooms are often checked out separately, so we price on the rooms. Send the postcode and we’ll fix the figure.

Is carpet cleaning included?

Carpets are vacuumed as standard. A deep carpet clean is an add-on, worth it when your check-in inventory recorded the carpets as cleaned, common in the student and shared houses here. We’ll say if your report doesn’t call for it.

I’ve already relocated for work and won’t be in Berkshire on check-out day. Can you still do it?

Yes, and it’s common here with corporate and overseas relocations. You don’t need to be on site. We arrange key collection with the agent or your relocation company, clean to the check-out report, and confirm when it’s done, so a move from a Reading or Bracknell let goes through even after you’ve left.

It’s a furnished or part-furnished corporate let. Does that change the clean?

We clean around whatever the inventory lists. For a furnished let that means the supplied sofa, beds, wardrobes and white goods inside and out, the same items the clerk checks against the check-in. Tell us it’s furnished when you book so we allow the time; the price band is unchanged, set by the number of rooms.

My check-out is at very short notice. How fast can you come?

Quick turnarounds are normal on the Berkshire commuter belt, where dates don’t move. Send your postcode and the check-out date and we’ll confirm the earliest slot, often the day before or the morning of the check-out, and we plan it to finish before the inventory clerk arrives.
