Areas we cover in City of London

Postcode areas: EC1, EC2, EC3, EC4.

  • Barbican

Grade II listed City Corporation estate where the leases require wall-to-wall carpet and no wood floors. That makes the carpets the centre of any checkout here, so we deep-clean every room’s carpet to the inventory standard, and we book the estate’s goods lifts and parking ahead of the move-out.

  • Golden Lane Estate

Grade II listed 1950s estate just north of the Barbican, with original finger parquet and terrazzo throughout. Those period floors need a careful, appropriate clean rather than a heavy one, so we set aside time to bring the parquet and terrazzo back to inventory standard without damaging the finish.

  • Smithfield

Historic market quarter on the City’s north-west edge near Farringdon, mostly upper-floor conversion flats. These hand back on a tight kitchen and bathroom, so the oven and the limescale on taps and the shower screen come first, and we plan around the City’s tight loading windows.

  • Blackfriars

Riverside south-west corner of the City, a mix of older conversions and modern flats. The new-build units turn on the details a clerk lists, limescale on chrome and glass, an integrated oven, balcony glazing, so we sort concierge access and a loading bay before the team arrives.

  • Bank

Financial core around the Bank junction, very few homes and mostly offices, with the odd upper-floor flat. Those flats are usually small but exacting on hand-back, so the kitchen and bathroom carry the report, and we work around restricted weekday access in this part of the City.

  • Aldgate

Eastern edge of the City bordering Tower Hamlets in EC3, with newer flats among older stock. The modern flats hand back on limescale on chrome and glass, an integrated oven and balcony glazing, so we arrange concierge and loading access to keep the team moving.

  • Fleet Street

EC4 thoroughfare running west toward Temple, historically the press district, now upper-floor flats and conversions above the offices. These turn on the kitchen and bathroom for the report, so the oven and the limescale on the taps come first, and we plan around the City’s loading restrictions.

End of tenancy cleaning in the City of London from £156, for the Barbican, Golden Lane and riverside flats, with a free 48-hour re-clean if the check-out flags our work.

Listed flats, and a carpet rule

Hardly anyone lives in the Square Mile, and those who do are mostly in two famous estates. The Barbican is Grade II listed concrete, built by the City Corporation, and it has a rule that catches people out: the leases require wall-to-wall carpet (wooden floors aren’t allowed, for noise) so a Barbican check-out turns on the carpet’s condition and the dust that settles high on the concrete and the big windows, not on floor scuffs.

Golden Lane, next door, is also listed, with original mid-century fittings, parquet and Crittall-style windows that need cleaning carefully rather than scrubbing. And along the river toward Blackfriars and Mansion House there are luxury conversions and glass-fronted flats, where it is limescale on the glass and chrome. The Corporation manages a lot of this stock, and its check-outs are exacting.

  • Carpet condition and high dust on concrete and windows in the Barbican
  • Original parquet, fittings and Crittall windows in Golden Lane, cleaned gently
  • Limescale on glass and chrome in the riverside luxury flats
  • High-level dust the Corporation’s clerks check closely

What it costs in the City

A studio starts at £156, a one-bed at £207, a two-bed at £243 and a three-bed at £339 for a standard end of tenancy clean. Most City homes are flats, so those are the usual sizes.

Local quotes for Barbican and EC flats run from around £116 to £369 depending on whether it is a terrace block or a tower flat, so our band is competitive. The listed flats take a careful hand rather than extra time, and a Barbican carpet is cleaned as part of the job. Send the postcode and we confirm the figure.

Careful, not abrasive.

Parking, the Congestion Charge and ULEZ

The City is the hardest place in London to bring a van, so plan it. There is no resident visitor parking to speak of (on-street is pay-by-phone only, emissions-based, and capped at about four hours) so for most City jobs the team comes in by Tube to Barbican, Moorgate or Blackfriars and works from there.

Two charges stack up on top if you do drive in: the Congestion Charge, now £18 a day, and the ULEZ at £12.50 a day for a non-compliant vehicle. If you’re booking a removal van, build both into the timing. Tell us the building and we plan access around it.

We clean to the report

City lettings run through agents like Hurford Salvi Carr on St John Street and Frank Harris on Long Lane, and a check-out, especially on a Corporation-managed flat, is an itemised, exacting report. We work down it: the carpet and high dust in the Barbican, the original detail in Golden Lane, the glass in the riverside flats.

Send over the check-out report or the check-in inventory and the team cleans to what it lists. On listed interiors that briefing really matters.

FAQ

Do you cover the City of London?

Yes, across EC1, EC2, EC3 and EC4, including the Barbican and Golden Lane estates, Smithfield, Blackfriars and the Bank and Mansion House area. Send your postcode to confirm the earliest slot.

Is it true Barbican flats can’t have wood floors?

Yes, the Barbican leases require wall-to-wall carpet for noise, so wooden floors aren’t permitted. That makes the carpet’s condition central at check-out, so a proper carpet clean is usually the thing that protects the deposit there.

How does parking work for the clean?

It is tight. The City has no real visitor parking (on-street is pay-by-phone, emissions-priced and capped around four hours) so the team usually comes in by Tube. If you drive a van in, the £18 Congestion Charge and £12.50 ULEZ both apply. Tell us the building when you book.

Is carpet cleaning included?

Carpets are vacuumed as standard, with a deep carpet clean as an add-on. In the Barbican it’s often the key item, since the flats are carpeted by rule, so it’s usually worth it there. We’ll tell you what your report calls for.
