Areas we cover in Essex
Postcode areas: CM, CO, SS, RM, IG, CB, EN.
- Chelmsford
The county town and a city in CM1 to CM3, heavy with commuters in period terraces and new-build flats near the station. The hard Essex water leaves limescale on taps and screens, so the kitchen and bathrooms lead the inventory, with newer flats adding integrated ovens to check.
- Colchester
Britain’s oldest recorded town, CO1 to CO4, with a garrison, two universities and older terraces often split into sharer lets. A check-out here can mean several bedrooms plus a communal kitchen and bathroom on one report, and the hard water leaves limescale a clerk marks fast.
- Southend-on-Sea
A coastal city and resort in SS1 to SS3 with Victorian seafront terraces and converted flats. The hard estuary water leaves limescale on bathroom fittings, and older flats carry tired kitchens, so taps, the oven and shower screens take the bulk of a move-out clean.
- Basildon
A post-war new town in SS13 to SS16 built as London overspill, mostly estate housing and terraces. Estate homes show carpet wear and scuffed doors a clerk notes, and the hard water leaves limescale on taps, so flooring and the bathroom fittings carry the inventory here.
- Harlow
A post-war new town in CM17 to CM20 with planned estates and a strong commuter rental share. Estate flats hand back on carpet wear and communal-side scuffs, while the hard water leaves limescale on bathroom fittings, so we split the time between flooring and the wet rooms.
- Brentwood
An affluent commuter-belt town in CM13 to CM15 with larger detached and period family homes. Bigger houses mean more rooms and bathrooms to bring up to report standard, and the hard water leaves limescale on taps, so the extra wet rooms set the timing on the day.
- Grays
A Thames-side Thurrock town in RM16, RM17 and RM20 with terraces and newer estate flats. The hard water leaves limescale on kitchen and bathroom fittings, the clerk’s first check, so taps, screens and the oven carry the move-out clean while we sort estate parking.
- Braintree
A historic market town in CM7 with mixed stock, from older terraces to newer estate homes. Hard Essex water means limescale on taps and the kettle is what a clerk flags first, so the kitchen and bathrooms take most of the time, with older fittings adding detail.
- Clacton-on-Sea
The largest Essex seaside resort, CO15 and CO16, with Victorian terraces and bungalows near the front. The hard coastal water leaves limescale on bathroom fittings, and older flats carry worn kitchens, so taps, the oven and shower screens lead the inventory at check-out.
- Rayleigh
A commuter market town in SS6 in the Rochford district, with family terraces and semis. The hard water leaves limescale on taps and screens, so bathrooms and the kitchen carry the move-out clean, and we plan the day around the school-run roads near the station.
- Wickford
A rail commuter town in SS11 and SS12 near Basildon, mostly post-war semis and terraces. Hard Essex water means limescale on bathroom fittings is the clerk’s opening check, so shower screens, taps and the oven take the bulk of the time on a hand-back.
- Billericay
An affluent commuter market town in CM11 and CM12 with larger family homes and period houses. More rooms and bathrooms mean longer on the report, and the hard water leaves limescale on taps, so the extra wet rooms and the oven set the timing at check-out.
- Canvey Island
A reclaimed Thames estuary island in SS8 with bungalows and post-war estate housing. The hard water leaves limescale on bathroom fittings, and single-storey homes still carry a full kitchen and bathroom on the report, so taps, screens and the oven lead the clean.
- South Benfleet
A Castle Point commuter town in SS7 with semis and terraces near the rail station. The hard water means limescale on taps and the kettle is what a clerk checks first, so the kitchen and bathrooms carry the inventory while we plan parking on the sloping streets.
- Maldon
A historic market town in CM9 on the Blackwater estuary, with period cottages and older terraces. Sash windows and timber detail take time on the inventory, and the hard water leaves limescale on fittings, so the kitchen and bathrooms get a longer, careful pass.
- Loughton
A Central line commuter town in IG10 on the edge of Epping Forest, with interwar semis and period houses. Family homes mean several rooms to cover, and the hard water leaves limescale on bathroom fittings, so the wet rooms and the oven carry the move-out clean.
- Witham
A commuter town in CM8 between Chelmsford and Colchester, with older terraces and newer estate housing. The hard water leaves limescale on taps and screens, the clerk’s first stop, so the kitchen and bathrooms take most of the time on a hand-back here.
- Epping
A market town at the Central line terminus in CM16, with period houses and family homes near the forest. The hard water means limescale on bathroom fittings is where deposits slip, so shower screens, taps and the oven lead the inventory at check-out.
- Saffron Walden
A medieval market town in CB10 and CB11 in Uttlesford, with timber-framed and period houses in the centre. Older stock means careful detailing of windows and woodwork, and the hard water leaves limescale on taps, so the wet rooms take a longer pass.
- Harwich
A North Sea ferry port town in CO12 with Victorian and Georgian terraces near the quay. The hard coastal water leaves limescale on bathroom fittings, and older kitchens take time, so taps, screens and the oven carry the move-out clean on period stock.
- Stanford-le-Hope
A Thurrock town in SS17 near London Gateway, with post-war semis and newer estate flats. The hard water means limescale on taps and the kettle is the clerk’s opening check, so the kitchen and bathrooms take the bulk of the time at hand-back.
- Tilbury
A Thames port and docks town in RM18 with older terraces and post-war estate housing. The hard water leaves limescale on bathroom fittings, and estate flats show carpet wear a clerk notes, so we split the time between flooring and the wet rooms here.
- Buckhurst Hill
An affluent Central line commuter suburb in IG9 with larger period and interwar homes. Bigger houses mean more rooms and bathrooms on the report, and the hard water leaves limescale on taps, so the extra wet rooms and the oven set the timing at check-out.
- Halstead
A small market town in CO9 in the Colne Valley, with period cottages and older terraces near the centre. Sash windows and timber detail add to the inventory, and the hard water leaves limescale on fittings, so the kitchen and bathrooms take a careful, longer pass.
End of Tenancy LTD cleans across Essex from £156, from the Harlow and Basildon estates to the Chelmsford and Brentwood family homes, with a free 48-hour re-clean if the check-out flags our work.
New-town estates, commuter semis, hard water
A lot of Essex is post-war new town. Harlow and Basildon were built as planned estates of terraces and maisonettes, and they turn over fast as rentals, so the check-out there is the oven and hob and carpets worn flat by a run of tenancies. Around Chelmsford, Brentwood and Grays it is commuter family semis and new-builds, where the deposit goes on carpet wear and the high dust on skirtings and blinds a clerk runs a finger along.
Down on the coast at Southend and Leigh there are flats and converted Victorian houses where kitchen grease and limescale do it. And Essex has some of the hardest water in the country, Basildon and Colchester sit near the top of the national table, so scale on the taps, kettles and shower screens is the deduction that turns up everywhere.
- Oven, hob and worn carpet in the Harlow and Basildon new-town estates
- Carpet wear and high dust on skirtings and blinds in the Chelmsford commuter semis
- Kitchen grease and limescale in the Southend and Leigh coastal flats
- Limescale on taps, kettles and shower screens, Essex water is among the hardest in the country
What it costs in Essex
A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on.
Essex quotes run from about £125 for a small flat to £500-plus for a three-bed with carpets, so our band sits in the middle. The hard water means the bathrooms and kitchen take longer here than in a soft-water area, and that descaling is in the price, not an extra. Bigger family houses are quoted on the property.
Descaling’s in the price.
Parking and access (and no ULEZ)
Across the Essex new towns and suburbs most homes have a driveway or an unrestricted street, so parking the van is rarely the problem; controlled zones are mainly in the town centres, run by the county and the district and unitary councils between them. And like the rest of the home counties, Essex is outside Greater London, so there is no ULEZ, a van pays that charge only if it heads into London.
Where a town-centre permit is needed we sort it for the right council. Tell us the town and address when you book.
We clean to the report
Lettings across Essex run through agents like Balgores around Chelmsford and Brentwood, Beresfords across the county and Bairstow Eves in Basildon, Grays and Colchester, and a check-out is usually an itemised clerk’s report. We clean to each line: the limescale and oven first in this hard water, then the carpets in the new-town homes, the detailing in the bigger houses.
Give us the check-in inventory or the check-out report and we match the clean to it.
What the clerk flags, town by town
Cleaning is the single biggest reason deposits end up in dispute, so the check-out clerk works to the check-in inventory line by line, and what they flag depends on the housing stock. In the planned new towns of Harlow (designated 1947) and Basildon (1949) it is fast-turning terraces and maisonettes, where the oven, the hob and carpets worn thin by back-to-back tenancies do most of the damage to a deposit. In the commuter belt around Brentwood, Shenfield and Chelmsford, on the Elizabeth line and the Greater Anglia and c2c routes into London, it is family semis and new-builds, so the deductions are carpet wear, high dust on picture rails and blinds, and the inside of patio doors.
Down on the estuary at Southend and Leigh-on-Sea the stock is Victorian terraces and converted or purpose-built flats, where kitchen grease, extractor filters and bathroom mould are the usual notes. On the Thames side at Grays, Tilbury and Stanford-le-Hope (the Thurrock towns, still in the ceremonial county of Essex) you get Victorian and Edwardian terraces alongside post-war estates, so it is grouted-in grime, window reveals and the porch and hallway that take the traffic. The limescale from Essex’s very hard water shows up on top of all of this, in every kitchen and bathroom, whichever town you are in.
- Harlow, Basildon: oven, hob and carpets worn flat by a run of tenancies in the new-town terraces and maisonettes
- Brentwood, Shenfield, Chelmsford: carpet wear, high dust on rails and blinds, and the inside of patio doors in the commuter semis and new-builds
- Southend, Leigh-on-Sea: kitchen grease, extractor filters and bathroom mould in the Victorian terraces and converted flats
- Grays, Tilbury, Stanford-le-Hope: grouting, window reveals and the high-traffic porch and hallway in the Thames-side terraces and estates
