We cover Greater London and the counties bordering it, so Surrey, Kent, Essex, Hertfordshire, Buckinghamshire and Berkshire. Further north it is Greater Manchester, Merseyside, Cheshire and Lancashire, which is where the Manchester and Liverpool work sits.

Why the check-out report decides it

Cleaning is the most common thing a deposit gets argued about. The TDS Statistical Briefing 2025 put it in 54% of the disputes the scheme handled in 2024/25, ahead of damage and redecoration, with the average protected deposit at £1,175. Set that against £243 for a two-bed clean and the arithmetic is not complicated.

So the job is written against the check-out inventory, not a general idea of tidy. The clerk works down a report room by room: oven interior and door glass, limescale on taps and screens, inside the kitchen units, extractor filters. Kitchens and bathrooms come first, because that is where the hours go and where reports get marked hard. Send your check-in inventory with the booking and we will work off your copy. The law on cleaning charges

The Tenant Fees Act 2019 made a compulsory professional clean a prohibited payment, from 1 June 2019 for new tenancies and from 1 June 2020 for older ones. A landlord can still require the property back as the inventory recorded it, fair wear and tear aside. Doing that yourself over a free weekend is perfectly legitimate, and our guidance on how cleaning deductions are judged is free to read whether you book or not.

What it costs

Prices are fixed by property size and they are the totals you pay: £156 studio, £207 one-bed, £243 two-bed, £339 three-bed, £425 four-bed. The postcode does not move them. Add-ons are priced per item, so oven cleaning starts at £77, carpet cleaning at £36 a room and upholstery at £33 an item. Nothing is added at the end for VAT, booking or card payment. What the day looks like

A team arrives inside the agreed window with its own machines and materials. What we need from you is short.

• A way in. Keys, a code, an agent, a neighbour: tell us which before the day.
• Electricity and hot and cold running water still connected.
• The property empty of furniture, belongings and rubbish, unless we agreed otherwise.
• A word about parking, particularly on a permit-controlled street.

If we open an oven and find a year of neglect, you get the price for the extra before anyone starts. You can say no.

What we do not promise

We do not promise your deposit back.

Nobody selling cleaning can. That decision belongs to your landlord, your agent or a scheme adjudicator, and it turns on damage, arrears and wear as much as on the state of the oven. What we do promise is the 48-hour re-clean guarantee (terms apply): if the check-out report flags work we carried out, tell us within 48 hours, send the part that mentions it, and we re-clean those areas free once access is sorted. Going back beats arguing with a clerk. The booking terms carry the exclusions.

You will not find an insurer name or a cover level on this page. We confirm our cover in writing to anyone who asks before booking, because a figure typed onto a page years ago says nothing about the policy in force today.
