  • Liverpool

    The city core runs L1 to L19, from Georgian terraces in the south to dockside warehouse conversions and student lets near the centre. Five boroughs, five different cleans

Merseyside is more varied than the city name suggests. Liverpool itself is student terraces and city-centre new-builds; across the water the Wirral splits between the affluent west (West Kirby, Heswall, Caldy, big family houses) and the denser terraces of Birkenhead. Up the coast, Sefton runs from genteel Victorian Southport, full of villas and conservation streets, to the terraces of Bootle and Crosby. Knowsley and St Helens are ex-industrial towns with their own older stock.

Soft water, so limescale is rarely the issue

Merseyside’s water is soft, drawn off Lake Vyrnwy and the Welsh hills (and the River Dee) through United Utilities, so the limescale that costs deposits in London and the South East barely registers here. The deductions are the oven and kitchen, carpet wear, and the damp and condensation the older terraces in Bootle, Birkenhead and St Helens are prone to, rather than scale on the taps.

Parking is easy in most of Merseyside, the Wirral, Southport and Crosby are largely driveways and unrestricted streets, with controlled pay-by-phone bays only really in central Liverpool. There is no clean-air charge either: Liverpool dropped its proposed charging zone, so a van pays nothing to drive in.

The student summer changeover: 30 June out, 1 July in

Liverpool’s student belt runs through Kensington, Smithdown Road, Wavertree, Edge Hill and the Georgian Quarter, and most of those lets move on a single hinge: tenancies end on or around 30 June and the next group moves in on 1 July, often the same week. That leaves a short window to empty the house, clean it and hand it back, with the landlord or agent needing the keys on time so the incoming tenants can move belongings in. A clean that slips by a day can hold up a whole changeover, so in June and early July we run these as booked, time-certain jobs rather than ’sometime that week’.

Most of these houses are HMOs let room by room, so the inventory usually records the place as professionally cleaned before the last group arrived. The deposit schemes judge a check-out against that check-in standard, not against a brand-new show home, so the work that protects the deposit is getting the oven, the shared kitchen, the bathrooms and the carpets back to the level the report logged at the start. We price student houses on the number of rooms rather than a flat bedroom count, and if the check-out flags anything we cleaned we come back within 48 hours, free.

Is there a ULEZ or clean-air charge?

No. Merseyside is not in the London ULEZ, and Liverpool dropped its proposed charging Clean Air Zone, so there is no charge for the van anywhere in the county.

Is limescale a problem on Merseyside?

Do you charge extra to come across to the Wirral or out to Southport and St Helens?
