Big houses, wood floors and the Chilterns
South Buckinghamshire is some of the most expensive ground outside London (Beaconsfield, Gerrards Cross and Marlow) so a lot of our work here is large detached houses. Those come with several bathrooms, wood and parquet floors and big glazed shower screens, so the check-out turns on the floors cleaned and buffed rather than scuffed, the ovens (often more than one), and the limescale this hard chalk water leaves on all that glass.
The Metroland towns on the old Metropolitan line (Amersham, Chesham, the Chalfonts) are 1920s and 30s mock-Tudor semis where it is sash and bay windows, picture rails and high dust. And the market towns, Aylesbury and High Wycombe, are a mix of period and new-build rentals with the usual oven and carpet jobs.
- Wood and parquet floors, cleaned and buffed, in the Beaconsfield and Marlow houses
- Several bathrooms and more than one oven in the larger detached homes
- Sash and bay windows and high dust in the Amersham Metroland semis
- Limescale on the glass screens and taps, hard chalk Chiltern water
What it costs in Buckinghamshire
A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Larger detached houses are priced on the property.
Local quotes run from about £125 for a flat to £375 and up for a five-bed house, and the big jobs here genuinely are big, five bedrooms, three bathrooms, a kitchen with two ovens. We price those on what is actually there rather than the bedroom count, and the wood floors are cleaned and buffed as part of it, not charged as a carpet extra. Send the details and we fix the figure.

Parking and access (and no ULEZ)
Buckinghamshire is a single unitary council now, so there is one parking system across the county rather than a patchwork, though in practice most homes here have a driveway and a gate, so the van just parks on it. Controlled zones are only really in the town centres like High Wycombe and Aylesbury. And Buckinghamshire is outside Greater London, so there is no ULEZ: a van pays that only if it crosses into London at the Denham edge.
Where a town-centre permit is needed we sort it. Tell us the town and address when you book.
We clean to the report
Lettings across Buckinghamshire run through agents like Savills and Hamptons around Beaconsfield, Amersham and Gerrards Cross, and Chancellors in High Wycombe and Chesham, and a check-out, on these higher-value homes especially, is an exacting itemised report. We take it point by point: the wood floors and bathrooms in the big houses, the sash windows in the Metroland semis, the limescale throughout.
Send the check-in inventory or the check-out report with your details and we clean to it.
What the check-out flags, town by town
Cleaning is the single biggest cause of deposit disputes in England, so a clerk’s check-out report is where a Buckinghamshire tenancy is won or lost, and what gets flagged depends a lot on where you are in the county. In Beaconsfield, Gerrards Cross and riverside Marlow (the SL7 cottages especially) it is the detail on high-value homes: parquet and engineered wood left clean and buffed rather than streaked, more than one oven and a range, and the limescale this hard chalk water leaves on big shower screens and chrome. Furnished lets along the Thames at Marlow add a contents check, so skirtings, soft furnishings and the insides of cupboards all count.
In the larger towns it is volume and turnover. High Wycombe and Aylesbury carry most of the county’s flats, terraces and shared houses, and High Wycombe in particular has a steady student and HMO market around Buckinghamshire New University, so clerks there work room by room: every let bedroom, the shared kitchen and bathroom, the oven and the carpets. Aylesbury’s newer estates (Berryfields, Kingsbrook, Hampden Fields) are modern rentals where the inventory is tight and the flags are practical, oven, hob extractor, bathroom sealant and any marks on pale walls. The Metroland semis on the Metropolitan line at Amersham, Chesham and the Chalfonts (Chesham is the furthest Underground station from central London, Amersham the second furthest) are 1920s and 30s stock, so it is sash and bay windows, picture rails and high dust on top of the usual oven and floors.
- Beaconsfield, Gerrards Cross, Marlow: wood floors buffed not streaked, multiple ovens, limescale on glass and chrome, contents on furnished riverside lets
- High Wycombe, Aylesbury: flats, terraces and shared or student houses checked room by room, plus oven and carpets
- Aylesbury new-build estates: oven, extractor, bathroom sealant and marks on pale walls on a tight modern inventory
- Amersham, Chesham, the Chalfonts: sash and bay windows, picture rails and high dust in the Metroland semis
