South Buckinghamshire is some of the most expensive ground outside London (Beaconsfield, Gerrards Cross and Marlow) so a lot of our work here is large detached houses. The Metroland towns on the old Metropolitan line (Amersham, Chesham, the Chalfonts) are 1920s and 30s mock-Tudor semis where it is sash and bay windows, picture rails and high dust. And the market towns, Aylesbury and High Wycombe, are a mix of period and new-build rentals with the usual oven and carpet jobs.

Local quotes run from about £125 for a flat to £375 and up for a five-bed house, and the big jobs here genuinely are big, five bedrooms, three bathrooms, a kitchen with two ovens. Parking and access (and no ULEZ)

Buckinghamshire is a single unitary council now, so there is one parking system across the county rather than a patchwork, though in practice most homes here have a driveway and a gate, so the van just parks on it. Controlled zones are only really in the town centres like High Wycombe and Aylesbury. And Buckinghamshire is outside Greater London, so there is no ULEZ: a van pays that only if it crosses into London at the Denham edge.

What the check-out flags, town by town

Cleaning is the single biggest cause of deposit disputes in England, so a clerk’s check-out report is where a Buckinghamshire tenancy is won or lost, and what gets flagged depends a lot on where you are in the county. In Beaconsfield, Gerrards Cross and riverside Marlow (the SL7 cottages especially) it is the detail on high-value homes: parquet and engineered wood left clean and buffed rather than streaked, more than one oven and a range, and the limescale this hard chalk water leaves on big shower screens and chrome. Furnished lets along the Thames at Marlow add a contents check, so skirtings, soft furnishings and the insides of cupboards all count.

In the larger towns it is volume and turnover. High Wycombe and Aylesbury carry most of the county’s flats, terraces and shared houses, and High Wycombe in particular has a steady student and HMO market around Buckinghamshire New University, so clerks there work room by room: every let bedroom, the shared kitchen and bathroom, the oven and the carpets.
