End of tenancy cleaning for a two-bed: cost and what to expect

What is different about a two-bed

A two-bed can be a flat or a small house: two bedrooms, a living room, a kitchen and often a second bathroom or an en-suite. That second wet room is the biggest single difference. Bathrooms are slow, detailed work, and an en-suite is rarely quicker than a main bathroom just because it is smaller, because the shower screen and the grout take the same effort in less space.

The other difference is carpet. Two bedrooms plus a living room is three areas, and on a house you add the stairs.

How long, and how many cleaners

Five to seven hours of labour is typical. For tighter check-out deadlines we put two cleaners on it, which brings the time on site down to around three hours. • Two-bed flat, oven and carpet in three areas: £243 plus £77 plus £108 is £428.
• Two-bed flat, hard floors, oven only: £243 plus £77 is £320.

Add-ons to weigh up

With more rooms carpeted, a deep carpet clean at £36 per area often makes the biggest difference, alongside oven cleaning at £77. Match them to what the inventory recorded rather than to what looks dirty. If both bathrooms have shower screens, mention it when you book, because scaled glass is the job that quietly adds an hour. Coordinating a two-bed share

Two-beds are often shared, and shared properties fail check-outs for organisational reasons rather than cleaning ones. Agree who clears what, and by when, before the day. Make sure both bedrooms are properly empty, including under beds and the tops of wardrobes.

Then settle the money. On a joint tenancy the deposit is one sum, so a deduction for a kitchen nobody wanted to own comes out of everybody, and the housemate who left in April is rarely enthusiastic about paying a share of it in July.

The deposit side

Cleaning featured in 54% of the disputes the Tenancy Deposit Scheme adjudicated in 2024/25, more than any other cause, and the average protected deposit is £1,175. Your own deposit is capped at five weeks’ rent where the annual rent is under £50,000, so at £1,400 a month you are looking at roughly £1,615 held by the scheme.
