End of tenancy cleaning in Ealing from £149, from the big Edwardian conversions of W5 to the Southall shared houses, with a free 48-hour re-clean if the check-out flags our work.
Big houses, split into flats — the Ealing check-out
Ealing earned the Queen of the Suburbs name back in 1902 for its large Edwardian and Victorian houses, and a lot of those houses are now split into flats. That is the Ealing check-out in a nutshell: tall sash windows and ornate cornicing that hold dust, period kitchens, and carpets on the shared stairs and in each flat that get checked off room by room. Conversions mean more individual spaces to account for than the bedroom count suggests.
The borough is not all period, though. Southall’s terraces include a lot of busy shared houses, where the deposit goes on heavy oven and extractor grease and the kitchen walls; and the regeneration flats around Acton and Ealing Broadway, on the Elizabeth line, are new-build limescale on the glass and chrome. Different stock, different clean.
- Sash windows, cornicing and high dust in the W5 and W13 conversions
- Per-room carpet checks in the converted houses
- Heavy oven, extractor and kitchen-wall grease in the Southall shared houses
- Limescale on glass and chrome in the Acton and Ealing Broadway new-builds
What it costs in Ealing
A studio starts at £149, a one-bed at £169, a two-bed at £219, a three-bed at £269 and a four-bed at £329 for a standard end of tenancy clean. Carpets are the usual add-on.
Local quotes run from about £135 for a studio to £350 and up for a four-bed, so our band sits in the middle. The job that surprises people is a flat in a big converted house: it might be a one-bed on paper but carry a share of a grand staircase and hallway, so tell us if it is a conversion and we will allow for it. Shared houses in Southall we price on the rooms.
We allow for the shared hallways.
Parking and access on move-out day
Much of Ealing is controlled parking, and the council recently moved visitor parking onto PayByPhone — there are no paper scratchcards now. You (or we) pay for the bay by the hour through the app, with the resident’s account set up first, so it is worth sorting before the day. On the bigger Ealing avenues there is often space outside anyway.
The whole borough is inside the ULEZ. Tell us the address and the parking position when you book and we plan arrival around it; for the Acton and Broadway flats the team can come in on the Elizabeth line.
We clean to the report
Ealing lettings run through agents like haart, Robertson Smith & Kempson and Hamptons around The Broadway and The Mall in W5, and a check-out is usually an itemised clerk’s report. We clean against it room by room: the sash windows and cornicing in the conversions, the oven and walls in the Southall houses, the glass in the new flats.
Send the check-in inventory or the check-out report with your details and we work straight off it.
