Areas we cover in Manchester
Postcode areas: M1, M2, M3, M4, M14, M15, M16, M19, M20, M21.
- Didsbury
Period-led family suburb in M20, with large Victorian and Edwardian houses off Burton Road, plenty split into rented flats. The bigger homes carry more rooms and bathrooms onto one check-out report, and original sash windows and woodwork take longer to detail than a modern flat.
- Chorlton
A family-favoured M21 area of late-Victorian terraces and conversions, much of it let to professional sharers. A check-out here usually runs the full terrace list, oven, internal windows, skirtings and carpets, with bedrooms and a shared kitchen all measured against the one inventory.
- Withington
M20 suburb close to the university campuses, so its Victorian terraces are largely shared student houses. That means several bedrooms plus a communal kitchen and bathroom on a single inventory, and high summer turnover, so we book check-outs early around term dates.
- Fallowfield
M14 student heartland, with rows of Victorian terraces turned into HMOs for one of Europe’s largest student populations. Sharer stock puts many bedrooms and a communal kitchen and bathroom on one report, and the June changeover crush means move-out slots fill fast.
- Rusholme
M14 district known for the Curry Mile on Wilmslow Road, ringed by Victorian terraces let mainly to students and sharers. Check-outs cluster at term’s end and run HMO-style, several bedrooms against one inventory, with the shared kitchen carrying most of the deposit.
- Ancoats
An east-of-centre regeneration district of new-build residential blocks in M4. Modern flats hand back on the finer points: limescale on chrome taps and glass screens, integrated ovens, balcony glazing. We arrange concierge access and a loading bay so the team isn’t held up.
- Deansgate
The city-centre core, home to Deansgate Square and its tall residential towers. These high-rise flats turn on limescale across chrome and glass plus integrated kitchens, and access is the real planning job, so we book the goods lift and loading bay before a move-out clean.
- Levenshulme
M19 area of Victorian and Edwardian terraces with a lively food-market scene, many houses now converted into flats. A typical check-out is the full period list, oven, internal windows and carpets, and limescale on the bathroom taps and screen is usually the first thing a clerk flags.
- Spinningfields
A central business and dining district just west of Deansgate, with sleek new-build flats above the offices. Hand-backs here turn on chrome and glass limescale and integrated ovens, while concierge buildings and tight loading windows mean we sort access before the team arrives.
End of Tenancy LTD cleans Manchester from £156, from the Deansgate towers to the Fallowfield student houses, with a free 48-hour re-clean if the check-out flags our work.
Towers in the centre, students in the south
Manchester has two big rental stories, and the check-out is different for each. The city centre has gone vertical (Deansgate Square and the towers around Ancoats, NOMA and First Street are some of the tallest outside London, mostly build-to-rent) and those flats hand back to a developer’s inventory standard: marks on the floors, the glass and the integrated appliances. South of the centre is the student belt, Fallowfield, Withington and Rusholme, home to one of the biggest student populations in Europe, where the job is heavy oven and shared-kitchen grease and a year of cooking.
Round that are the Victorian terraces of Levenshulme and Longsight, where damp and condensation marks turn up, and the leafier semis of Didsbury and Chorlton. One thing is different from London: Manchester is a soft-water city, so limescale is rarely the issue. It is grease, carpets and mould instead.
- Floor, glass and appliance marks in the Deansgate and Ancoats new-build towers
- Heavy oven and shared-kitchen grease in the Fallowfield and Withington student houses
- Damp and condensation marks in the Levenshulme and Longsight terraces
- Grease and carpets, not limescale, Manchester is a soft-water city
What it costs in Manchester
A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on, and student houses are priced on the rooms.
Local quotes run from about £120 for a small flat to £340 for a five-bed, and the student houses are where they climb, six bedrooms, two kitchens, a hard year of cooking. We book up early for the summer student changeover, so the sooner you give us the date the better. For a shared house, tell us the rooms and bathrooms.
Book the summer changeover early.
Parking and access on move-out day
In the city centre there are no visitor permits, and the on-street bays are cashless pay-by-phone, so for a tower-block flat we sort parking or come in by tram and work from the lift. Out in the student belt the resident zones use RingGo visitor permits, booked against the van. There is no London-style charge to worry about: Manchester is not in any ULEZ, and Greater Manchester’s clean-air plan doesn’t charge cars or vans.
Tell us the address and we plan parking and access around it.
We clean to the report
Manchester lettings run through agents like Thornley Groves and Jupiter Properties around Fallowfield and the city centre, and Philip James across South Manchester, and a check-out, strict in the managed tower blocks especially, is an itemised report. We follow it through: the floors and glass in the new-builds, the oven and shared kitchen in the student houses, the damp-prone corners in the terraces.
Send over the check-out report or the check-in inventory and the team cleans to what it lists.
