Areas we cover in Liverpool

Postcode areas: L1, L3, L4, L5, L6, L7, L8, L15, L17, L18, L25.

  • Aigburth

A leafy south Liverpool suburb in L17 sitting in the harder-water southern belt, its streets a mix of Victorian villas and terraces, many split into flats. Hard water means limescale on taps, kettle and shower screen is an inventory clerk’s first stop, so kitchens and bathrooms get the most attention.

  • Allerton

South Liverpool suburb in L18, within the harder-water southern belt, with larger semis and period houses alongside converted flats. Limescale on the taps and shower screen is where a clerk starts, so bathrooms and the kitchen take priority, while bigger homes add rooms to the report.

  • Wavertree

The student belt around Smithdown Road, where Victorian terraces have largely become shared houses. A check-out here is HMO-style, several bedrooms plus a communal kitchen and bathroom on one inventory, and the summer changeover means move-out slots book up quickly.

  • Toxteth

An inner-south L8 district of older Victorian terraced housing, much of it let room by room. Check-outs run long on the shared kitchen and bathroom, with original sash windows, high skirtings and worn carpets all on the inventory and the oven a frequent sticking point.

  • Kirkdale

A north Liverpool terraced district across L4 and L5, close to the docks, with dense Victorian streets and a high rented share. A move-out clean covers the standard terrace list, oven, internal windows, skirtings and carpets, and tight on-street parking near the docks shapes how we plan the van.

  • Everton

An inner-north district across L5 and L6, its Victorian terraces and newer estates set on the ridge above the centre. Check-outs mix period terrace work with ex-council blocks, so carpet wear and communal stairwells feature, and the oven and bathroom limescale are where the deposit usually goes.

  • Sefton Park

Victorian and Edwardian housing around the Grade I park in L17, with grand homes widely divided into period conversion flats. Sash windows, cornicing and timber floors all get checked by an inventory clerk, so we budget extra time for the detail on a move-out clean.

  • Georgian Quarter

Listed Georgian terraces and squares around Hope Street in L8, many subdivided into flats. Original shutters, fireplaces, cornicing and tall sash windows are exactly what an inventory clerk lingers over, so these check-outs take longer than the floor area alone would suggest.

  • Kensington

L6 and L7 Victorian terraces, a large share converted into shared student homes. A check-out is typically HMO-style, several bedrooms with a communal kitchen and bathroom on the one inventory, and the oven and bathroom limescale tend to be where deposits are won or lost.

  • Baltic Triangle

A former warehouse district now a creative quarter of conversions and new-build flats. Conversions bring high ceilings and exposed brick that need reach work, while the newer flats hand back on chrome and glass limescale and integrated ovens; either way we arrange access and parking first.

Liverpool end of tenancy cleaning from £156 with End of Tenancy LTD, from the Smithdown student houses to the Georgian Quarter and the waterfront flats, and a free 48-hour re-clean if the check-out flags our work.

Forget limescale. It’s grease and damp here

Limescale barely matters in Liverpool, which catches out tenants moving up from London. The city’s water is soft, off the Lake District and Welsh hills, so the scale that costs deposits down south is rarely the issue here. Grease and damp do the damage instead. The big student belt (Smithdown Road, Kensington, Wavertree) is Victorian terraces turned into shared houses, where the check-out is baked-on oven and kitchen grease from a year of cooking.

The older terraces around Toxteth, Anfield and Walton bring damp and condensation marks on the walls and sealant; the Georgian Quarter around Hope Street has period and listed flats with sash windows and original features; and the waterfront and Baltic Triangle new-builds are more about appliance and floor marks. We clean to whichever Liverpool you’re in.

  • Baked-on oven and shared-kitchen grease in the Smithdown and Kensington student houses
  • Damp and condensation marks in the Toxteth and Anfield terraces
  • Sash windows and original features in the Georgian Quarter flats
  • Soft water, so it is grease and damp that cost deposits, not limescale

What it costs in Liverpool

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on, and student houses are priced on the rooms.

Local quotes run from about £129 for a small flat to £265-plus for a four- or five-bed, and the student houses are the big jobs, several rooms and a shared kitchen that has had a hard year. We book up around the summer student changeover, so give us the date early. For a shared house, tell us the rooms and bathrooms and we price on that.

Descaling only in the harder-water southern suburbs (Aigburth, Allerton, Sefton Park), not the soft centre and north.

Parking and access on move-out day

In the city centre and Baltic Triangle, parking is pay-by-phone through RingGo in the controlled bays; out in the student streets around Smithdown the resident zones use visitor permits, so check the landlord or resident has one. There is no clean-air charge to factor in: Liverpool is not in any ULEZ and dropped its proposed charging Clean Air Zone, so a van pays nothing to drive in.

Send the address with your booking and we line up parking and access in advance.

We clean to the report

Liverpool lettings, the student ones especially, run through agents like MGM Letting on and around Smithdown Road, and a check-out is usually an itemised report. We work down it: the oven and shared kitchen in the student houses, the damp-prone corners in the older terraces, the sash windows and features in the Georgian Quarter.

Send the inventory or the check-out report over with your booking and that’s the brief we clean to.

FAQ

Which parts of Liverpool do you cover?

Across the city, L1 and L3 in the centre and waterfront, L7 Kensington, L8 Toxteth and the Georgian Quarter, L15 Wavertree and Smithdown, L17 Aigburth, L18 Allerton and L25 Woolton. Send your postcode to confirm the earliest slot.

Is limescale really not an issue in Liverpool?

Mostly not, the water is soft here, so the scale that costs deposits in London and the South East is rarely a problem. The deductions instead are oven and kitchen grease, carpet wear and, in the older terraces, damp and condensation. We focus the time where it actually counts.

It’s a student house, how do you price it and when should I book?

A shared student house is priced on the rooms, not the bedroom count, and because Liverpool’s check-outs cluster around the summer changeover, book as early as you can. Send the room and bathroom count with your postcode and we’ll fix the figure.

Is carpet cleaning included?

Carpets are vacuumed as standard. A deep carpet clean is an add-on, worth it when your check-in inventory recorded the carpets as cleaned, common in the student houses and terraces here. We’ll say if your report doesn’t call for it.
