Limescale barely matters in Liverpool, which catches out tenants moving up from London. The city’s water is soft, off the Lake District and Welsh hills, so the scale that costs deposits down south is rarely the issue here. Grease and damp do the damage instead. The big student belt (Smithdown Road, Kensington, Wavertree) is Victorian terraces turned into shared houses, where the check-out is baked-on oven and kitchen grease from a year of cooking.
The older terraces around Toxteth, Anfield and Walton bring damp and condensation marks on the walls and sealant; the Georgian Quarter around Hope Street has period and listed flats with sash windows and original features; and the waterfront and Baltic Triangle new-builds are more about appliance and floor marks. What it costs in Liverpool
A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on, and student houses are priced on the rooms.
Local quotes run from about £129 for a small flat to £265-plus for a four- or five-bed, and the student houses are the big jobs, several rooms and a shared kitchen that has had a hard year. We book up around the summer student changeover, so give us the date early. For a shared house, tell us the rooms and bathrooms and we price on that.
No descaling add-on; the soft water doesn’t need it.
Parking and access on move-out day
In the city centre and Baltic Triangle, parking is pay-by-phone through RingGo in the controlled bays; out in the student streets around Smithdown the resident zones use visitor permits, so check the landlord or resident has one. There is no clean-air charge to factor in: Liverpool is not in any ULEZ and dropped its proposed charging Clean Air Zone, so a van pays nothing to drive in.
