Areas we cover in Barking & Dagenham

Postcode areas: IG11, RM8, RM9, RM10, RM6.

  • Barking

The town centre and station, a hub for the District, Hammersmith & City and Overground lines in IG11. New-build flats now ring the older terraces, so check-outs split between integrated-oven and limescale jobs in the modern blocks and the full room-by-room list in the converted and shared houses.

  • Dagenham

The former Ford works town, on the District line at Dagenham East and Heathway. Much of the housing is interwar semis and ex-council homes, so a move-out covers worn carpets and tired kitchens, and London’s hard water leaves limescale on the taps and shower that a clerk checks early.

  • Becontree

The 1920s and 1930s LCC cottage estate, around 26,000 homes and the largest in the world. These houses have original layouts, timber floors and plenty of carpet, so check-outs centre on carpet wear, the older oven and limescale on the bathroom fittings, with several rooms to cover on one report.

  • Becontree Heath

The RM8 area around the open heath, leisure centre and civic centre, mostly interwar and ex-council family homes. The bigger houses mean more rooms and a second bathroom to bring to report standard, and the kitchen oven plus hard-water limescale are usually where the deposit is decided.

  • Barking Riverside

A Thames-side scheme of 10,000-plus new homes, on the Overground since 2022. Nearly everything is recent build, so the check-out turns on limescale on chrome and glass, the integrated oven and the balcony glazing, and the managed blocks want a loading bay and access sorted before the team arrives.

  • Chadwell Heath

On the borough’s northern edge on the Elizabeth line, across RM6 and RM8. The stock is largely interwar semis with some newer infill, so a move-out covers the family rooms and carpets, while limescale on the bathroom taps and screen is the first thing a clerk tends to flag.

  • Marks Gate

An estate at the borough’s northern tip beside the A12 in RM6. Mostly post-war flats and maisonettes, so check-outs here mean communal stairs and landings, carpet wear inside, and limescale on the kitchen and bathroom fittings, with the oven the slowest part of the clean.

  • Rush Green

The eastern edge towards Romford, a mix of interwar and newer homes. The semis carry more rooms and original kitchens than a flat, so a move-out takes in carpets, the oven and hard-water limescale on the taps and kettle, all detail measured against the inventory.

  • Creekmouth

A historic Thames-side industrial area south of Barking by the Roding, with newer riverside flats among the works. The modern units hand back on limescale on chrome and glass and on the integrated appliances, so the kitchen and bathroom carry the report and van access is worth confirming when you book.

End of tenancy cleaning in Barking and Dagenham from £156, from the Becontree estate homes to the new Barking Riverside flats, with a free 48-hour re-clean if the check-out flags our work.

Becontree, and a riverside full of new flats

Two things define a check-out in Barking and Dagenham. The first is Becontree, the largest council estate ever built, around twenty-six thousand homes put up in the 1920s and 30s, much of it now right-to-buy and privately let. Those houses have had decades of use, so the deposit turns on built-up oven and kitchen grease, worn original surfaces and tired bathrooms.

The second is the river. Barking Riverside is one of the biggest new-build schemes in London, around ten thousand homes and growing, and those flats check out the way new-builds do: hard-water limescale on the glass shower screens and chrome, and the grout. The borough’s water is hard, so scale turns up across both worlds.

  • Built-up oven and kitchen grease in the older Becontree homes
  • Tired bathrooms and worn original surfaces in the ex-council houses
  • Limescale on glass and chrome in the Barking Riverside new-builds
  • Carpet wear in the long family and shared lets

What it costs in Barking and Dagenham

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on.

This is one of the cheapest corners of London for a quote. You’ll see studios advertised under £100, and a fair few of those are quick once-overs that a check-out sends back. Our price is set for a clean that passes, with the oven and the hard-water limescale included, not bolted on. Send the size and postcode and we fix it.

Priced to pass, not to undercut.

Parking and access on move-out day

A lot of the Becontree streets are unrestricted, so the van often parks outside. Around Barking town centre and the station there are controlled zones, where visitor parking is virtual now, booked online against the vehicle by the hour or day, no paper scratchcards. Set one up for the slot.

For Barking Riverside and the town-centre flats the team can come in on the Overground or the riverside extension. The whole borough is inside the ULEZ since the 2023 expansion. Send us the address in advance.

We clean to the report

Barking and Dagenham lettings run through agents like Bairstow Eves on Station Parade and William H Brown on Longbridge Road, and a check-out is usually an itemised clerk’s report. We follow it through the property: the oven and bathrooms in the Becontree houses, the glass and limescale in the Riverside flats.

Send the check-in inventory or the check-out report with your booking and we work to it line by line.

Barking flat passed first time
Moved out of my 2-bed in Barking after 4 years and honestly dreaded the checkout. End of Tenancy LTD came through massively. The team spent about 5 hours on everything and my letting agent said it was one of the cleanest handovers she'd seen. Kitchen was sparkling.

Dagenham house sorted nicely
Used them for a 3-bed semi in Dagenham. Good job overall though they arrived about 30 mins late which made me nervous. Once they got started though - proper thorough. The bathroom hadn't been deep cleaned in years and they got it looking new. Minor communication issues but would use again.

Chadwell Heath rental saved
These guys saved my deposit on a place in Chadwell Heath. Landlord was being ridiculous about tiny marks everywhere. Team came in and worked magic. Even the grout in the shower - thought that was a lost cause. Got every penny back.

Becontree end of tenancy - brilliant
Just had them clean my flat near Becontree station. What can I say? The oven alone was worth the money. Been cooking curries for 3 years in that thing and they got it looking factory fresh. Supervisor did a walkthrough at the end which was a nice professional touch.

Rush Green property cleaned well
Booked them for my mum's rental in Rush Green. Four stars because the quote didn't include the conservatory and we had to pay extra. But the work itself was excellent - carpets steam cleaned windows done inside and out. Would recommend just make sure you clarify what's included.

Marks Gate flat spotless
End of Tenancy sorted my studio in Marks Gate at short notice. Called on Wednesday needed it done by Friday. They squeezed me in and the cleaner who came was incredibly thorough. Skirting boards light fittings even cleaned the inside of the fuse box cupboard. Impressed.

Eastbury rental - good service
Decent job on my 2-bed in Eastbury. Knocked off a star because one of the team seemed a bit rushed but the supervisor came back and addressed everything I pointed out. End result was great. Landlord approved without any deductions.

Goresbrook flat gleaming
Used End of Tenancy for my place near Goresbrook and wow. They even cleaned behind the radiators which I forgot existed. The whole flat smelled fresh and looked better than when I moved in 5 years ago. Checkout was smooth as anything.

Thames View property - top job
Had them clean a rental property I own in Thames View. Tenants left it rough. Team of 4 came spent nearly 7 hours and the transformation was unreal. I've got before and after photos that look like two different flats. Will be using them for all my properties now.

FAQ

Do you cover all of Barking and Dagenham?

Yes, across IG11, RM8, RM9 and RM10, plus RM6, from Barking and Barking Riverside to Dagenham, Becontree, Chadwell Heath and Marks Gate. Send your postcode to confirm the earliest slot.

Why not just take the cheapest quote?

The borough has some of London’s lowest prices, but a sub-£100 studio clean is priced to be quick, and quick is what the check-out fails. Our price covers the oven and the hard-water limescale and comes with a free re-clean within 48 hours if the report flags our work.

How does parking work for the clean?

Many Becontree streets are unrestricted. In the controlled zones near Barking town centre, visitor parking is virtual, booked online by the hour or day, no scratchcards. For Riverside flats the team can come in on the Overground. Give us the address with the booking.

Is carpet cleaning included?

Carpets are vacuumed as standard. A deep carpet clean is an add-on, worth it when your check-in inventory recorded the carpets as cleaned, common in the older family houses and shared lets here. We’ll say if your report doesn’t call for it.
