Areas we cover in Havering

Postcode areas: RM1, RM2, RM3, RM5, RM7, RM11, RM12, RM13, RM14.

  • Romford

The borough’s main town is an Elizabeth line hub in the middle of major town-centre regeneration. New flats around the centre hand back on limescale across chrome and glass, integrated ovens and balcony glazing, so we arrange concierge or loading access to keep the team moving through the blocks.

  • Hornchurch

Interwar semis surround the Emerson Park garden suburb in RM11 and RM12. These family homes carry original windows, fitted kitchens and several rooms to bring up to report standard, so we plan the day around the kitchen and the bathrooms, where the deposit is usually decided.

  • Upminster

Period and garden-suburb homes cluster at the District line terminus in RM14. The older houses bring sash windows, original floors and more rooms to detail than a flat, and the area’s hard water means limescale on taps and the shower screen is the first thing a clerk checks.

  • Rainham

RM13 in the south is seeing London Riverside and Beam Park new-build growth alongside its older stock. The modern flats hand back on integrated ovens, limescale on glass and chrome, and balcony doors, so we confirm parking and loading access at the newer schemes before the visit.

  • Elm Park

Elm Park is a 1930s garden-suburb estate built around its RM12 station. The interwar semis bring original Crittall windows, fitted kitchens and several rooms to cover, so the kitchen and bathroom take the most attention on a move-out clean, with hard water adding limescale to the list.

  • Harold Wood

Harold Wood sits on the eastern Shenfield branch of the Elizabeth line in RM3, a mix of interwar semis and newer houses. These family homes carry fitted ovens, original windows and worn carpets to bring up to standard, so we set the schedule by the kitchen and the bathrooms.

  • Collier Row

Suburban semis and terraces fill Collier Row, north-west of Romford in RM5. The houses bring more rooms, a fitted oven and tired carpets to cover than a small flat, and the area’s hard water leaves limescale on taps and screens that a clerk flags first in the bathroom.

  • Gidea Park

Gidea Park is an Edwardian garden-suburb conservation area in RM2 with its own Elizabeth line stop. The period houses keep sash windows, original woodwork and more rooms to detail, so we set aside extra time for that careful work rather than running a fixed checklist.

  • Emerson Park

Emerson Park is Havering’s most affluent area, full of large detached interwar houses in RM11. The bigger homes mean more rooms, bathrooms and fitted kitchens to bring up to report standard, and original windows and woodwork take longer to detail than a modern flat.

  • Harold Hill

Harold Hill is a large postwar LCC housing estate in RM3. The flats and houses often hand back with worn carpets and a fitted oven, while communal stairs and landings show their own wear, so we cover the shared routes as well as the rooms for the check-out.

End of tenancy cleaning in Havering from £156, from the new Romford developments to the family semis of Hornchurch and Upminster, with a free 48-hour re-clean if the check-out flags our work.

Romford rebuilds, the suburbs stay put

Romford is in the middle of the biggest rebuild in the borough’s history, thousands of new flats going up around the station and on the old estates, from Bridge Close to Rainham and Beam Park. Those new-builds check out the way new-builds do: limescale on the glass and chrome, the oven, and the high handover standard the managing agents expect.

Around that, Havering is family-house country. It is the most easterly, leafiest London borough, mostly interwar semis, terraces and bungalows with gardens through Hornchurch, Elm Park and Collier Row, with bigger period homes out at Upminster and Emerson Park. There the check-out is the oven, carpet worn in the hallways, and dust on the picture rails. Hard water adds limescale on the taps and screens.

  • Limescale, glass and oven in the new Romford developments
  • Oven and hallway-carpet wear in the Hornchurch and Elm Park semis
  • Sash windows and more rooms to do in the Upminster and Emerson Park houses
  • Limescale on taps and shower screens, Havering is a hard-water area

What it costs in Havering

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on.

Local quotes run from about £129 for a small flat to £365 for a five-bed house. Our band is fixed per size and quoted from your postcode, not the going rate. Family houses are the common job, and a three- or four-bed semi with a garden and a couple of bathrooms takes longer than the bedroom count suggests. Send the size and we’ll quote the house.

Garden and all, fixed price.

Parking: buy a dispensation, not a visitor permit

Havering has a quirk worth getting right. Most of the suburbs are unrestricted with driveways, so the van just parks outside. But in the controlled zones near Romford and Hornchurch, the council says you should not put a cleaning or removals van on a resident’s visitor permit, trades are meant to buy a parking dispensation (a waiver) instead. If your street is controlled, that is the one to sort.

Visitor parking itself is virtual through MiPermit, not scratchcards. The whole borough is inside the ULEZ since the 2023 expansion, so factor that in if you’re hiring a van. Tell us the address and we plan around it.

We clean to the report

Havering lettings run through agents like Balgores, with branches in Romford, Hornchurch and Upminster, Lux Homes on Hornchurch High Street and haart on South Street in Romford, and a check-out is usually an itemised clerk’s report. We work down it: the glass and oven in the new flats, the carpets and gardens in the family houses, the limescale throughout.

Send the check-in inventory or the check-out report with your details and we clean to it.

FAQ

Do you cover all of Havering?

Yes, across RM1, RM2, RM3, RM5, RM7, RM11, RM12, RM13 and RM14, from Romford and Hornchurch to Upminster, Rainham, Elm Park, Collier Row and Gidea Park. Send your postcode to confirm the earliest slot.

How does parking work for the clean?

Most Havering streets are unrestricted with driveways. In the controlled zones near Romford and Hornchurch the council asks trades to buy a parking dispensation (a waiver) rather than a resident’s visitor permit, so that’s the one to arrange if your street is in a zone. Flag the address at booking.

How do you price a family house with a garden?

A three- or four-bed semi with a garden has more rooms, bathrooms and outdoor space than the bedroom count suggests, so it sits above the headline price. Send the postcode and the size, and whether the garden is on the inventory, and we’ll fix the figure.

Is carpet cleaning included?

Carpets are vacuumed as standard. A deep carpet clean is an add-on, worth it when your check-in inventory recorded the carpets as cleaned, common in the family houses here. We’ll say if your report doesn’t call for it.
