Areas we cover

Areas we cover in Sefton

Postcode areas: L20, L21, L22, L23, L29, L30, L31, L37, L38, PR8, PR9.

Southport

A Victorian seaside resort town in PR8 and PR9, much of the centre built as large houses now split into flats. Conversion check-outs put several kitchens and bathrooms on their own reports, so the oven and worn communal carpet take the time, and seafront windows pick up a salt film worth cleaning.

Birkdale

An affluent Southport suburb in PR8 of large villas, a fair number divided into flats. The bigger homes carry sash windows, original cornicing and timber floors that an inventory clerk works through slowly, so we budget extra time for the period detail and pace the clean across the rooms.

Ainsdale

A coastal Southport suburb in PR8 of mid-range semis near the dunes. Family semis mean two floors of carpet and usually a second bathroom on the inventory, so the visit is paced room by room; sand and sea air leave window sills needing attention alongside the oven.

Churchtown

A PR9 conservation village north of Southport, built around period cottages and older houses. Original windows, low ceilings and small awkward kitchens make the check-out detailed work, so a move-out clean here is slower and more careful than a modern flat, with the oven and the woodwork taking time.

Formby

An affluent coastal village in L37 of mostly semis near the pinewoods and beach. The family homes put several carpeted rooms and often two bathrooms on the report, so we work through the house in order; windswept sand on sills and frames is part of the job alongside the oven.

Hightown

A small commuter village in L38 with a Merseyrail station, largely semis and detached homes. Family stock here means more rooms and carpet to bring up to standard, so the clean is paced across the house, with the oven and the bathroom seals the parts a clerk most often marks.

Crosby

A coastal town in L23 of semi-detached family homes set back from the front. Two floors of carpet and a second bathroom usually feature on the inventory, so the visit moves room by room; the oven and the floors take the longest, with seafront windows picking up a salt haze.

Blundellsands

An affluent coastal area of Crosby in L23, weighted to large detached houses near the shore. These homes carry multiple bathrooms, big kitchens and a lot of carpet, so the check-out is long and the clean paced over the whole property, with the oven and flooring the main focus.

Waterloo

Victorian terraces and converted flats line riverside L22. A conversion hand-back means the oven, the internal windows and the shared stair carpet all sit on one report, so that’s where the hours go, and the exposed front means window sills carry a salt film worth wiping down.

Litherland

A residential L21 district of terraces near the Liverpool docks. The kitchens tend to be small and original, so the oven and the grease around it lead the check-out, with worn stair carpet and tired skirtings close behind; we sort the van spot along the terraced streets first.

Sefton issues landlords no visitor permit at all

Worth knowing before the day: Sefton does not issue visitor permits to landlords, and central Southport has none at all. So for a town flat there is nothing a resident can hand us, and we work round it with pay-and-display or by coming in on the train and carrying from the station.

Out at Formby, Birkdale, Ainsdale and Crosby the homes have driveways and the streets are unrestricted, so the van simply parks outside. Southport and Bootle town centres are the controlled ones. There is no clean-air charge for the van in Merseyside. Let us know the address and we arrange it beforehand.

Genteel Southport, and the Crosby coast

Sefton runs from one of the grandest seaside towns in the North to the terraces of the docks. Southport is Victorian and Edwardian villas, big period and retirement homes and a lot of converted flats and former guesthouses around the Lord Street conservation area, so the check-out is sash windows, high cornicing dust and carpet wear across large rooms. Those conversions have more window than a modern flat of the same size and dust sitting well above head height, and they turn over fast enough that the clerks know the buildings.

Down the coast, Crosby and Formby are affluent family homes with more floor and often a second bathroom. Bootle and south Sefton are denser Victorian terraces with more grease, damp and wear. There is a water split worth knowing too: Southport, PR8 and PR9, is moderately hard, so limescale on the taps and shower glass is a real deduction there, while Bootle, Crosby and Waterloo are soft and it is grease and damp instead.

Sash windows, high cornicing dust and large-room carpet wear in the Southport villas
Converted-flat and former-guesthouse churn around Lord Street
Oven grease, damp and carpet wear in the Bootle and south-Sefton terraces
Limescale in Southport (moderately hard water); soft in Crosby and Bootle

Villa or terrace, priced to fit

A studio is from £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425 for a standard clean. The larger Southport and Formby houses are priced on the property.

Local quotes run from about £150 to £330. A big Southport villa with high ceilings and large rooms is the one that runs long, and in Southport’s harder water the bathroom descaling is part of it. In soft Crosby and Bootle the hours go to grease and carpets instead. Send the details and we fix the figure.

Curlett Jones, Lynn Thompson and Berkeley Shaw

Sefton lettings run through agents like Curlett Jones and Lynn Thompson in Southport and Berkeley Shaw around Crosby and Waterloo, and a check-out is usually an itemised clerk’s report.

We follow it through the property: the sash windows and cornicing in the Southport villas, the limescale where the water is hard, the oven and damp-prone corners in the terraces. Send whichever you have, the check-in inventory or the check-out report, and that is what we clean to.

If the report later flags something we cleaned, we come back within 48 hours, free. We’d rather return and put it right than have you argue it with a clerk.

FAQ

Common questions

Sefton will not give our landlord a visitor permit. What happens then?

We work round it. Sefton does not issue visitor permits to landlords, and central Southport has none at all, so for a town flat the team uses pay-and-display or comes in by train and carries from the station. Out at Formby, Birkdale, Ainsdale and Crosby there are driveways and unrestricted streets.

Why does Southport scale up when Crosby does not?

The supply splits along the coast. Southport, PR8 and PR9, is moderately hard, so limescale on the taps and shower glass is a real check-out issue and we descale it as standard. Bootle, Waterloo and Crosby are soft, where grease and damp do the damage instead. We plan the clean to whichever end you are at.

Our flat is a converted guesthouse off Lord Street. Any quirks?

Plenty. Those conversions have big period rooms, high cornicing and sash windows carved into flats, so dust sits well above head height and there is more window than a modern flat of the same size. They also turn over fast, so clerks know the buildings. We quote them on the property rather than the bedroom count.

A Formby family house with four bedrooms. What takes the time?

Large rooms and the carpets in them. The Formby and Crosby houses are family stock with more floor than a Bootle terrace and often a second bathroom, and carpet wear across big rooms is what a clerk marks. Local quotes here run from about £150 to £330, and we fix the figure before you book.
