Areas we cover in Surrey
Postcode areas: GU, KT, RH, CR, TW, SM.
- Guildford
GU1–GU4 period county town and home to the University of Surrey, blending period terraces, suburban semis and student lets. Term-end brings shared-house check-outs, several bedrooms and a communal kitchen on one inventory, while the older homes add sash windows and woodwork that take time to detail.
- Woking
GU21 and GU22 commuter town on the fast Waterloo line, with a core of new-build flats around the station plus interwar suburban housing. The modern blocks hand back on chrome and glass limescale and integrated ovens, so we book concierge access and a loading bay ahead of the clean.
- Epsom
KT17–KT19 racecourse town on hard chalk water, a mix of period and suburban family homes. Hard water means limescale on the taps, kettle and shower screen is the first thing an inventory clerk checks, so kitchens and bathrooms get the most attention on a move-out clean.
- Reigate
RH2 period market town below the North Downs, with Georgian and Victorian houses alongside suburban family stock. Older homes bring sash windows, fireplaces and timber floors that an inventory clerk works through slowly, so we budget extra time for the detail rather than the square footage.
- Redhill
RH1 Gatwick-line commuter hub with mixed stock, Victorian terraces alongside newer flats near the station. The modern flats turn on chrome and glass limescale and integrated ovens, while the terraces add sash windows and carpets, so we scope which kind of property it is before booking.
- Weybridge
KT13 affluent commuter town, taking in the gated St George’s Hill estate of large detached houses. These sizeable homes put many rooms and several bathrooms on one check-out report, and gated access needs arranging in advance, so we confirm entry before the team sets off.
- Walton-on-Thames
KT12 riverside commuter town of mostly family housing, semis and 1930s estates along the Thames. Family homes mean more rooms and bathrooms to bring up to report standard, and the kitchen oven and bathroom limescale are usually where a deposit is decided on a move-out clean.
- Esher
KT10 commuter-belt town of larger detached homes set in generous plots. The size is the job here: several bedrooms, multiple bathrooms and big kitchens all measured against one inventory, so we send a larger team and allow extra hours rather than treating it like a standard flat.
- Camberley
GU15 military town beside the Sandhurst academy, with suburban semis and a steady flow of forces-family rentals. Frequent posting moves mean regular check-outs against detailed inventories, so the oven, carpets and bathroom limescale all need to meet the report on handover day.
- Farnham
GU9 and GU10 Georgian market town on the Hampshire border, rich in period houses and listed buildings. Original sash windows, panelling and timber floors are exactly what an inventory clerk lingers over, so we set aside extra time for the period detail rather than the floor area.
- Leatherhead
KT22 Mole Valley commuter town on hard water, with a mix of period cottages and suburban family homes. Hard water puts limescale on the taps, kettle and shower screen at the top of a clerk’s list, so kitchens and bathrooms take priority on a move-out clean.
- Dorking
RH4 and RH5 Surrey Hills market town, with Victorian and period housing under the Downs. The older homes bring sash windows, fireplaces and timber floors that take longer to detail, and on hard chalk water the bathroom limescale is usually the first thing a clerk flags.
- Cobham
KT11 affluent commuter village of large detached homes on sizeable plots. The scale drives the work, several bedrooms, multiple bathrooms and big kitchens all on one inventory, so we plan a longer visit with a bigger team rather than a quick turnaround.
- Godalming
GU7 period market town on the river Wey, with a historic centre of timber-framed and Georgian buildings. Original windows, beams and timber floors all draw an inventory clerk’s attention, so we allow extra time for the period detail on a move-out clean here.
- Staines-upon-Thames
TW18 and TW19 riverside town, mixing purpose-built flats with Victorian terraces near the Thames. The flats turn on chrome and glass limescale and integrated ovens, while the terraces add sash windows and carpets, so we confirm the property type and access before the booking.
- Egham
TW20 town shaped by Royal Holloway’s student and rental stock, alongside suburban family housing. Term-end check-outs run HMO-style, several bedrooms and a communal kitchen and bathroom on one inventory, and the summer changeover means move-out slots fill quickly.
- Caterham
CR3 North Downs valley commuter town on hard chalk water, with suburban semis and period houses. Hard water means limescale on the taps, kettle and shower screen is a clerk’s first stop, so the kitchen and bathrooms carry most of the move-out clean.
- Banstead
SM7 suburban commuter town on hard chalk water, mostly interwar and postwar semis. Hard water puts limescale on taps, kettle and shower screen at the front of an inventory check, so kitchens and bathrooms take priority while the family homes add rooms to cover.
- Haslemere
GU27 period town at a three-county border point, with Victorian and Arts and Crafts houses on wooded slopes. The older homes bring sash windows, fireplaces and timber floors that an inventory clerk works through carefully, so we budget extra time for the detail.
- Oxted
RH8 North Downs commuter town of family homes, Edwardian villas through to postwar semis. Larger houses put more rooms and bathrooms on the report, and on the hard chalk water here the bathroom limescale is usually where a clerk starts on a move-out clean.
- Ashtead
KT21 affluent Waterloo-line commuter village of detached and semi-detached family houses. The bigger homes mean several bedrooms and bathrooms measured against one inventory, so we allow extra hours, and the oven and bathroom limescale tend to be where the deposit goes.
- Ewell
KT17 and KT19 historic village on hard chalk water, mixing period cottages with suburban housing. Hard water means limescale on the taps, kettle and shower screen is the first thing a clerk checks, so the kitchen and bathrooms get the most attention at check-out.
- Frimley
GU16 commuter town with a major hospital nearby, drawing a steady flow of professional and NHS rentals. Suburban semis and newer flats turn over regularly, so check-outs against detailed inventories are common and the oven, carpets and bathroom limescale all need to meet the report.
- Cranleigh
GU6 large Surrey Hills village with a good share of independent and period housing. Older cottages bring beams, fireplaces and timber floors that take time to detail, and on hard water the bathroom limescale is usually the first thing an inventory clerk flags.
End of tenancy cleaning across Surrey from £156, from Guildford and Woking to the Esher and Weybridge stockbroker belt; End of Tenancy LTD backs every clean with a free 48-hour re-clean, and there is no ULEZ.
A county of commuter homes, not a borough
Surrey isn’t a London borough, and that changes the job in a couple of useful ways. It is a commuter county of family homes, modern estates and 1930s semis around Woking, Staines and Walton, period market-town houses in Guildford, Farnham, Dorking and Reigate, and the big detached “stockbroker belt” places out at Esher, Cobham and Weybridge. The stock is varied and often large, so a check-out here is usually a whole house, not a flat.
The water is the constant. Surrey sits on the chalk of the North Downs, so it is a hard-water area, commonly around 250 to 300 parts per million, and limescale on the taps, the shower glass and the kettle is the deduction we see most, whether it is a Guildford cottage or a Weybridge mansion bathroom.
- Limescale on taps, shower glass and kettles, Surrey is hard-water chalk country
- Oven grease and carpet wear in the Woking and Staines commuter homes
- Sash windows, high dust and wood floors in the Guildford and Farnham period houses
- Big premium bathrooms and multiple ovens in the Esher and Weybridge detached homes
What it costs in Surrey
A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on, and larger houses are priced on the property.
Surrey quotes run from about £99 for a small flat to £300-plus for a five-bed house, so our band is in line. Because so much of the work here is whole houses (more bathrooms, more floor, hard-water scale in every one) we price a house on its size and condition rather than the bedroom count. Send the postcode and the details and we fix the figure.
Whole-house jobs, priced properly.
Parking, access, and no ULEZ
Two practical wins in Surrey. First, parking: it is a county of driveways and mostly unrestricted streets, controlled zones are really only in the town centres like Guildford and Woking, so the van usually goes straight outside, no permit needed. Second, and this is the one people forget, Surrey is outside Greater London, so there is no ULEZ: a non-compliant vehicle pays nothing here, only if it crosses into London.
Surrey is run by district councils (Guildford, Woking, Elmbridge, Reigate and Banstead and the rest) rather than one authority, so where a town-centre permit is needed we sort it for the specific council. Tell us the town and address when you book.
We clean to the report
Lettings across Surrey run through agents like Seymours in Guildford and Woking, Curchods around Weybridge and Woking, and Hamptons in Esher, and a check-out is usually an itemised clerk’s report from an independent inventory firm. We match it line by line: the limescale first in this hard water, then the oven, the carpets and the wood floors.
Pass on the check-out report or the check-in inventory and we follow it point by point.
