From brand-new Ebbsfleet to centuries-old oast houses

Kent runs the full range of housing, and the check-out changes with it. At one end is Ebbsfleet Garden City near Dartford and Gravesend, thousands of new flats and houses with modern fitted kitchens, where the deposit turns on degreasing the oven and the integrated appliances and getting the hard-water marks off the new glass. At the other are the period market towns (Sevenoaks, Tunbridge Wells, Canterbury) where it is sash windows, high cornices and wood floors, and out in the Weald the odd listed oast house with its awkward angles.

Parking, the Dartford Crossing and no ULEZ

Kent is a county of districts, not one London-style council, and most homes have a driveway or an unrestricted street, so the van usually parks outside; controlled zones are mainly in the town centres. Two driving notes: the Dartford Crossing carries a charge if a van crosses the river into Essex (from £3.50, or £2.80 with a pre-pay account), and, the one people forget, Kent is outside Greater London, so there is no ULEZ. A van pays the ULEZ only if it drives into London.

What clerks flag, area by area across Kent

Kent is a big county and the deposit risk shifts as you move across it. How much notice do you need, and does that change for the far east of the county?

A few days’ notice usually secures the slot you want, and the move-out window between tenants is often the tightest part, so book as soon as you have your check-out date. We cover the whole county on the same terms, the Medway towns and the coast (Margate, Whitstable, Folkestone, Canterbury) included, so a Thanet or Folkestone job is treated the same as a Dartford one. At short notice send the postcode and we’ll tell you the earliest we can get there.

Kent has such hard water, can limescale always be removed?

Fresh and built-up limescale on taps, tiles and shower glass comes off, and that is one of the first things we tackle here because it is a near-certain deduction otherwise. The honest exception is glass that has been left scaled so long the surface is etched, where the marks are in the glass rather than on it; that is wear, not dirt, and no clean fully reverses it. We get it as clear as the surface allows and leave the rest looking cared for.

Do I need to be there to let you in across these distances?
