Areas we cover in Blackpool
Postcode areas: FY1, FY2, FY3, FY4, FY5.
- Blackpool town centre
Privately rented flats sit above the shops in FY1, mostly older conversions split into one and two-bed lets with high turnover. A check-out runs the kitchen and bathroom hardest; the oven and grease from cooking, plus the bathroom and shower screen, are where the deposit tends to be decided.
- North Shore
Seafront hotel conversions define FY1 and FY2, large former guesthouses now carved into flats and bedsits. These bring many rooms, shared stairwells and tired communal areas to clean against the inventory, so a move-out here leans on the kitchens, bathrooms and carpets across several lettable units.
- South Shore
Guesthouse conversions and holiday flats fill FY4 near the Pleasure Beach, a dense stretch of former B&Bs split into lets. The check-out covers multiple bedrooms with shared kitchens and bathrooms on one inventory, so the oven, communal bathroom and worn carpets are where the clean concentrates.
- Bispham
Semi-detached interwar streets make up FY2, settled residential housing with bay windows and gardens. Family homes mean more rooms and a second bathroom measured against the inventory, so a move-out spreads wider than a seafront flat; the oven, carpets and bathroom are the clerk’s usual first checks.
- Norbreck
A residential pocket in FY5 with a high share of private rented homes, a mix of interwar semis and converted seafront properties. Tenancy turnover keeps check-outs frequent, and the kitchen oven, the bathroom and carpets in the let rooms are where a move-out clean does most of its work.
- Layton
Mostly privately rented terraced houses fill FY3, older two-up two-downs let to families and sharers. A check-out runs the terrace list room by room, oven, internal windows, skirtings and carpets, with the bathroom usually the first place an inventory clerk marks at hand-back.
- Marton
Densely populated interwar housing makes up FY4, rows of bay-fronted semis and terraces inland from the front. A move-out here covers the kitchen, bathroom and bedrooms together, with the oven and the bathroom the parts a clerk checks first; carpets in the family lets often draw a mark too.
- Grange Park
A large council-built social housing estate in FY3, mostly mid-century semis and terraces. Ex-council stock tends to flag carpet wear, scuffed paintwork and kitchen and bathroom condition at checkout, so a move-out clean here concentrates on the floors, the oven and the bathroom rather than period features.
- Stanley Park
Victorian and semi-detached homes ring the park in FY3, a settled residential mix let to families and professionals. The older houses bring sash windows and tiled halls to detail to the inventory, while the oven, carpets and bathroom carry most of the deposit at the check-out.
- Squires Gate
Housing sits near the airport and railway station in FY4, a mix of interwar semis and later estate homes. A move-out here covers several rooms on one inventory, with the oven, the bathroom and bedroom carpets the parts a clerk checks first; coastal grime on windows often needs a second pass.
End of tenancy cleaning in Blackpool from £156, from the HMO rooms and converted-guesthouse flats of the inner wards to the family homes in Bispham, Marton and South Shore, with a free 48-hour re-clean if the check-out flags our work.
A town of HMOs and converted guesthouses
Blackpool’s rental market is unlike anywhere else in the North West. The inner wards (Bloomfield, Brunswick, Claremont, Talbot, Tyldesley, Warbreck, Waterloo and Victoria) are full of HMOs and former seaside guesthouses and hotels carved into bedsits and flats, with tenancies that turn over fast. Those check out on what shared and short-let homes throw up: kitchens and bathrooms used by several rooms, tired carpets on the stairs and landings, and ovens that have had heavy use. The council’s selective-licensing scheme, live since April 2025 across those eight wards, holds landlords to a condition standard, and a clean to that standard is what protects the deposit.
Out in the suburbs it is a different job: Bispham, Marton, Layton and South Shore have conventional family houses where the oven, the carpets and the windows decide the deposit. We price and clean to whichever Blackpool you are in.
- Shared kitchens and bathrooms, and stair and landing carpets, in the inner-ward HMOs
- Heavily used ovens in the converted-guesthouse bedsits and flats
- Family houses with oven, carpets and windows in Bispham, Marton and South Shore
- Cleaned to the selective-licensing condition standard where it applies
What it costs in Blackpool
A studio is from £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425 for a standard clean; an HMO room is priced on the room and the shared areas it uses.
Local quotes run from about £110 for a single bedsit to £300 for a larger family house. A multi-room HMO is usually priced per room plus the shared kitchen and bathroom, which is the fair way to do it. Send the details and we’ll fix the figure.

Parking and access on move-out day
The seafront between Talbot Square and the piers is a controlled no-parking zone, and the town-centre bays carry time-varying restrictions, so for a central flat or guesthouse conversion we use a business permit or load in and out on a plan. Out in the suburbs there is on-street and driveway parking, so the van is closer to the door. There is no London ULEZ and no charging clean-air zone in Blackpool, the council decided against one, so nothing extra for the van.
Give us the postcode when you book and we’ll plan the parking.
We clean to the report
Blackpool lettings run through agents like Entwistle Green on Topping Street, Raikes Properties and Martin & Co, and a check-out is usually an itemised clerk’s report, or, for a licensed HMO, the condition standard the licence sets. We go through it in order: the shared kitchen and bathroom, the stair carpets, the oven.
Send the check-in inventory or the check-out report with your booking and we work to it line by line.
