Cleaning a house, not a flat
A three-bed is usually a house, and houses bring things a flat does not. A staircase and landing, which are both carpeted and awkward. Often two or more bathrooms. More floor area on every level. And they tend to be more lived-in, because people stay longer in houses than in flats, so kitchens and bathrooms can need heavier work.
The stairs are the detail people miss when they price it themselves. They are their own carpet area, they take longer than a bedroom to do properly, and the spindles and the underside of the handrail are on the check-out list.
Most of a day
Expect most of a working day in labour, which is why a team of two is normal for a three-bed. Two or three cleaners bring the time on site down to around four hours and make a tight check-out achievable. See the timing guide for how team size works.

The base is from £339. The combinations we quote most on a three-bed:
- Oven plus carpet in three bedrooms and on the stairs: £339 plus £77 plus £144 is £560.

Add-ons for a house
Carpet is usually the big one, since a house has it across more rooms and the stairs, so a deep carpet clean at £36 per area often matters most, alongside oven cleaning at £77. Houses with a second oven or a range cooker are priced per oven, so tell us what is in the kitchen. Getting a house ready
Clear every room, including any loft, garage or shed space that is named in your tenancy, because if it is on the inventory it is on the check-out. Defrost the freezer overnight, leave the utilities on, and make sure the outside bins are emptied and the collection day has passed.
Bins are worth a sentence of their own. A full wheelie bin left behind gets treated as waste removal rather than cleaning, which means it is charged separately from anything we do, and it is entirely avoidable if you check the collection calendar before you fix the moving date.
One thing to confirm early: gardens, sheds, patios and other outdoor areas are not part of a standard end of tenancy clean. Houses are where this catches people, because a flat rarely has any. Check whether your inventory expects the garden in a particular state and arrange it separately if it does. The Tenancy Deposit Scheme found gardening behind 14% of the disputes it adjudicated in 2024/25, which is not nothing.
The deposit at stake on a house
House deposits are the largest, since the cap is five weeks’ rent where annual rent is under £50,000. On a £1,900-a-month house that is around £2,190 held by the scheme. Cleaning is the most disputed item of all at 54% of TDS cases, and a £560 clean against a £2,000-plus deposit is the easiest risk to remove.
