Berkshire is a county of contrasts strung along the M4. Slough has one of the highest shares of shared houses and HMOs outside London, and Reading adds a big student-let market around the university, so a lot of our work here is multi-room houses where the deposit turns on heavy oven and kitchen grease and carpets worn by a run of tenants. At the other end are Windsor, Maidenhead and Ascot, where the homes are higher-value and the finish expected is finer.

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on, and shared houses are priced on the rooms.
Local quotes run from about £125 for a small flat to £370-plus for a bigger house, so our band is in line. The job that climbs is the Slough or Reading shared house (several rooms, a shared kitchen that has done a hard year) so tell us the room and bathroom count and we price on that, not the bedrooms.

Parking, and no ULEZ or Clean Air charge
Two practical points for Berkshire. Parking is mostly easy (it is a county of driveways and unrestricted streets, with controlled zones really only around Reading’s centre and university) and it is split across six unitary councils, so where a town-centre permit is needed we sort it for the right one. And there is no congestion-style charge at all: Berkshire is outside the London ULEZ, and neither Reading nor Slough runs a charging Clean Air Zone, so a van pays nothing locally.
