Romford rebuilds, the suburbs stay put
Romford is in the middle of the biggest rebuild in the borough’s history, thousands of new flats going up around the station and on the old estates, from Bridge Close to Rainham and Beam Park. Those new-builds check out the way new-builds do: limescale on the glass and chrome, the oven, and the high handover standard the managing agents expect.
Around that, Havering is family-house country. It is the most easterly, leafiest London borough, mostly interwar semis, terraces and bungalows with gardens through Hornchurch, Elm Park and Collier Row, with bigger period homes out at Upminster and Emerson Park. A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425 for a standard end of tenancy clean. Carpets are the usual add-on.

Parking: buy a dispensation, not a visitor permit
Havering has a quirk worth getting right. Most of the suburbs are unrestricted with driveways, so the van just parks outside. But in the controlled zones near Romford and Hornchurch, the council says you should not put a cleaning or removals van on a resident’s visitor permit, trades are meant to use a separate dispensation, the “builders and home removals” permit, instead. If your street is controlled, that is the one to sort.
Visitor parking itself is virtual through MiPermit, not scratchcards. The whole borough is inside the ULEZ since the 2023 expansion, so factor that in if you’re hiring a van. Tell us the address and we plan around it.
